D-FW office building market still fighting COVID declines

The COVID-19 pandemic still had a stranglehold on the North Texas office market in the early months of 2021.
Net office leasing in the Dallas-Fort Worth area declined by another 2 million square feet in the first quarter, according to the latest data from commercial property firm Cushman & Wakefield.
The decline in office occupancy in the area came in spite of a recent uptick in building leasing activity.

Cushman & Wakefield top producer Robbie Baty has been promoted to lead the firm’s Office Tenant Representation practice as executive managing director a newly created position.
With 16 years of office tenant representation experience, Baty has been behind several top deals over his career, most recently serving as the leaders behind a team that orchestrated four separate transactions with 12 different companies to move Denbury’s headquarters into 104,841 square feet at Legacy Union. Additionally, two client build-to-suits spearheaded by Baty broke ground in 2020: PGA of America’s new 106,000-square-foot headquarters building in Frisco, Texas, and Transplace’s 150,000-square-foot Center of Excellence in Rogers, Arkansas.

A Plano high-tech firm is revamping its operations with a new office lease deal.
Edge Communications Solutions has cut the footprint of its offices in Legacy business park by about a third with a new lease.
“They had 30,000 square feet and they had their people working remote,” said Mike Wyatt, executive managing director with commercial property firm Cushman & Wakefield. “We right-sized them to approximately 21,000 square feet.”
