Think your job has its ups and downs… How’d you like to be a lipstick tester? (You should see the rest of him!) For me it is off to Birmingham tomorrow, where no lipstick testing is on the agenda, but I am sure that one of the topics at the MBA of Alabama Conference will be how best to lend in an era of constrained supply of houses to buy. But that may be changing: Florida is seeing its inventory of homes for sale skyrocket and price growth stagnate, largely due to homebuilders rushing to accommodate a flood of newcomers. Because we’ve done such a great job keeping building costs on land down, while at the same time not polluting our oceans, let’s build a floating city for 20,000. (Sarcasm font required.) Whether it is real estate, beer cans, or the value of companies, values are determined by supply and demand, so here’s something interesting: Berkshire Hathaway’s cash pile has hit a record as Warren Buffett cut its stake in Apple, a company t

“I'm at a place in my life where errands are starting to count as going out.” No one’s getting any younger, and like time marching on, technology does as well. For history buffs, here is a recording of the voice of someone born in 1800, at the 13:30 mark in the video. Fast forward, and something that enthralled countless kids has run its course: The last Chuck E. Cheese animatronic band in the world will exist in Northridge, California. Remember when that chain was popular for kids’ birthday parties? Assumable mortgages were, at one point, popular as well, but not any longer. “Assumable mortgages are hard to find, take long to process, and are only good for certain buyers.” But that doesn’t stop them from grabbing the public’s attention when they’re in the headlines. Time flies (see joke at bottom), and here we are at Pearl Harbor Day already. “I'm a multitasker. I can listen, ignore, and forget all at the same time!” Occasionally someone will accuse me of having a sense of humor. If true, it can be traced back to my parents, but a portion of it came from watching Norman Lear’s shows like All in the Family, Sanford and Son, Maude, The Jeffersons, and movies like The Princess Bride (“as you wish”). Mr. Lear died yesterday, but his impact will be long felt. Audiences loved his shows. Does your customer love you, no matter the price? That’s the case with Coke. The average price of a 12-ounce can of Diet Coke in a package of 12 was 34 cents in 2018 but hit 56 cents per can in October 2023, a 65 percent increase. In general, Diet or regular, prices have shot up: The average price of a Diet Coke at a restaurant hopped up from $2.05 to $2.77. Inflation at many levels is impacting rates, including Treasury

Best Ex, Marketing, Non-QM, Accounting Products; Training and Webinars; 40 Percent Own Homes Outright

When you own your own home, you don’t have to deal with unreasonable landlords. (Warning: uncensored.) And then there are those who own their own homes that have no mortgage: almost 40 percent of Americans own their places outright, an all-time high. Do you think that you could live in 200 square feet? There are tiny homes, and then there is this place that kind of folds up! (Thank you to Arch’s Sharon K. for sending this along.) Meanwhile, among lenders there are many reports of, what is in effect, pick-a-pay, when the “referral” source is moved within the company. LO comp is still an issue, as brokers can have different comp plans but LOs can’t. Pre-approvals and pre-quals off the chart, but there is no inventory. Multiple bids are occurring in many areas and price points. In the wholesale channel, smaller companies can’t out-price the “big guys,” so instead are focusing on service and products. And here come the holidays! (Toda

NAR Lawsuit; Accounting, MSR Transaction, HELOC Products; Webinars and Training; Interview with Best CEO Vishal Garg and CFO Kevin Ryan

Talk in the hallways here at the MBA Annual in Philly? How about the cost of insurance of all types. Case in point: “What Happens When the Flood Insurance Market Goes Underwater?” The NAR commission legal issues are a big, big deal, possibly impact real estate agents’ commission structure. The cost of credit will be going up, with the evening up of tiers: ask your CRA about it. Buybacks (repurchases) have been a problem for months. Several sales managers have told me that a new reason to touch base with previous clients, besides asking about outstanding 30 percent credit card debt, is LOs reminding previous borrowers about investing their money in a money market or Treasury Direct account and earning 5 percent. The CFPB’s attention, as well as that of other regulators, is on redlining, and we can expect to see fines and penalties due to that.
