In terms of the location it is in the southern portion of Mission Bay South project area it is adjacent to the existing hospital at the corner of thirsted and the south west corner of 3 and 16th street this is the location of the site and actually, i wanted to comment on the prior discussion about some of the amenities in mission bay their 3 existing Children Centers rich in mission bay north as well as the bransz and the ucsf and uber that will be 4 in the success will comprise a 6 center. So i can briefly walk you through not the design itself but walk you through some of the background and in the agenda a couple of things first of all, in terms of why this project is important to us ill make a couple of comments about that and present some of the Design Background and provide our thinking first of all, give you a little bit of background some of the program localities and our site program and at this time im going to turn it over to our other team and finally what our landscape plan this is an important corner with 3 and 16th street where the project is located first of all, this is the site plan on the righthand side as you see i apologize it is a little bit small we have another round of applause one but originally we started the Mission Bay Hospital plan we actually were talking about 5 buildings on that east section of the site and we were able to build 4 at a time so it was hospital and one Cancer Hospital and an Energy Center and a gateway medical building in there a spot outlined in red is a vacant spot that was intended to be what is call do cancer outpatient so were talking about the red square and of the 5 we built four so one of the unique things about the building as we see in the design as well as in our importance of this building is were moving forward the and Center Listing our cancer building into one center list areas to provide a designation for the Cancer Program that building is important to us in terms of our branding and recognize and to keep us in our position of a Major Health Care recognized health care in the United States did i go too far just a quick introduction to the building itself so it is not a standard or traditional if theres such a thing as an outpatient building but more traditional have one and 28 communication places for others patients that will be examined and have conversations with the type of care theyll need with 45 stations and within the imaging 19 facilities including mri and ct and specs a large Imaging Equipment well have from the ecology two accelerates that adds the total to 3 in addition to with labs and pharmacies and for example, psychology and pharmacy to prepare infusion and so on so below thats the schedule where we are in the january, april so january were now finishing about just finished about 50 percent of the actual design documents and we are going to the regents in march in march 1 to give us an opportunity to move forward with the construction we expect to start in april and the building were going to open for patients in spring of 2019 were working on that date so next it is just site plan i apologize for that but it really gives the orientation of this building to the other projects as well so before going into our site as you can see up in the corner the oral warriors project and blow below is block 33 in the red all the cancer building the two arrows are important to give you as orientation the far arrow on the lefthand side is the main entry into the building our patients will be coming from the parking garage from the structure or other methods of transportation but predominantly from the wedding we are using that brans that is an exist indigents and those are coming either from the t line or some other area some 0 the way there is a bus stop and come in on that red dot that red triangle so we have created two entrances into the building. Willie from the Landscape Architects we work closely to create an opportunity for the urban streetscape in the presentation in terms of of our idea for the project but for the most part the most important aspect is we feel this is an opportunity for not only the way we think about cancer care in a transformative way in terms of what the gentleman articulated were trying to unify the campus to try to create an image for the project that is celebrating the site itself and looking for the future the idea of position care is quite important to what happens inside the building and also a businessman important for us outside the building so it will represent a concept of connection to folks that are not only working in this place but also receiving treatment 0 that throws a lot of what we talked about in terms of interior quality with the image for the project. We translated a concept of provision by which we designed the projects the idea of precision care inside the building as a treatment for the architect and looked for a way to have that legible for people the idea of transparency where there is treatment that will take a number of hours inside the building we it was important to give people an opportunity to connect to the outside and have the latest and all the localities comfortable to people that are receiving the treatment but also for folks outside the building to see a sense of transparency so theyll be a continuity between the inside and outside and planning unity we mean as stuart said a unifying all the programs under one roof and bringings mobility of care into one expression so people can have better liquidity of where they went to the building and which floors so the whole concept it is one unified image we thought was important an important part of mission bay and important part of city the last aspect of it was activation the ground playing how people come to the building inspection by car and Public Transportation so weve created a more generous urban straight ill see in the rendering so mr. Morris working closely with us to create a better experience for people to move from Public Transportation to third street and 16th street and come over to Fourth Street the activating the ground plan was important. The slide in front of you begins to articulate how we treated did basic massing for the project we know though for the design is to the city and to you and so we look at a way we can make a corner building be able to have some localities that will guide you to the main sfwrans locate on the right hand of the slide an entrance on third street and like i said the entrance is on figuring out weve shaped the building with localities of angles particularly on the roof so there will be an iconic image that creates a massing for the project and then setting back the ground plane to create a generous streetscape. This is an image from third street on the left side is the corner of third street and on the right is 16th street here you see the importance of that corner and the expression of the unified design what happened in the plan a unified idea of campus and presenting an image to the city we thought that was important for this development off the street and department of building inspectionly we thought well look for a way for the massing and architecture and the expression of the building to celebrate what happens inside but reflective of today reflective of the future as well so the earthquake we tried to convey has a sense of provision with the quality of the materials being used the idea of transparency by the glass in the renders and then the idea of being able to understand where you are in the building on the left side is third street the ground plane and in some further slides activating the ground is important and you travel down Vincent Van Gogh a long pedestrian experience the idea of coming into an entrance that is also located on this part of site this is a view from Fourth Street coordinating from mission hall on the right side of the slide the Gateway Building the existing building so the left of slide complimenting and finishing the corner so this slide really articulates a little bit more of glass and transparent and the aspect of not only joining the site in terms of the architecture with the existing campus but looking at the architecture that can be progressive and look towards the future. In the evening we thought the building would have an opportunity to symbolically connect with cancer in terms of those times of the year where a particular cancer is for this is can be articulated to lighting and lighting the top of the building and ends of the building that will have a direct connection to the people particularly people that experience cancer in different parts of the year and so connect with that the idea of lighting the live was important so in the evening the architecture of the building will resonate one of the things with that we look at how to translate some sense of the signs that happens in the building this is an expression of the dna pattern that we looked to create disposal lists how we treated the ground escape on the streetscape experience and the registration of the glass but trying to connect with people in terms of how this sort of patterson be a creative way to target what happens in the building as well. T m g working closely with us to create an amenity on the ground floor so people are walking on the site were able to move people through and expand the sidewalk creating some places for seating as you can see the pattern expression on the ground plane to take some of the landscape and streetscape and move it together with the sides of the building willie working hard to create places to sit and introduce the green escape and planting on an otherwise difficult site to create more shade and shadow and opportunities for green space other public plazas in places along the campus that was important to introduce that on our building site as well. This is a view from 16th street on the left you see the integration and a patterson beyond the slide youll see a ramp that go up to the main entrance the building is connecting to an existing ground plane higher than streetscape we work closely on the urban conditions so well be able to create better pedestrian experience for people walking with that, im going to turn it over to michelle. Thank you so as noted earlier this is design was presented to the blowbyblow cac at a meeting earlier that was wellreceived two questions that came up as arturo noted in the presentation the project is very generous glazing along third street and 16th street and continued concern what the glass would ultimately look like ucsf is looking at the difference the specification of the grazing materials but indicated the purpose of the grass to connect the transparent most will not be dark to create a relationship between the uses inside and outside with the private uses and the interior spaces will be reserved for a treatment room and waiting rooms and work spaces the one treatment space theyll have on the exterior is a huge associations theyre often there for a long period of time to look out and have a relationship with the outdoors the other question that came up as noted the purpose of the eliminations of the colors representing campuses one of the members of the cac noticed a lot of folks dont understand that people are familiar with the colors and ucsf responded that thinner aware that is issue that can you please came up and part of issues of design will be to integrate an educational element and informational element because they want to bring awareness of those colors. The next steps as noted the uc board of regents will consider approvals in march of 2017 and construction will begin in the spring. In the evening we we would like to highlight lets see if i can point to the slides this is the one im looking at. We call the brow or the canopy and that will illuminate and the rest no more building and highlighting the grounds. That is to my thinking during the day you drive down to there it is gray and is there any way to bring color during the day that would lighten up this space because were starting to see a lot of gray concrete. We dont intend for this to be gray gray is not a color i wear a gray suit but the ground floor with the landscape and treatment of glazing were introducing color that matches some of the mission bay but the main facade will have more of a quality of transparency and then the rest of it essentially is a metal color were looking at those opportunities. I would i mean, i remember when we approved the salesforce site there was a lot of color and cited people we thought that people were on the Ferry Building and seeing a splash of color theyll see that when their you know with the eyebrows are lit up about that would be great to figure out other colors during the day to break down the we have a lot of embraces and glass and metals green; right . So part that have that same palate of color that would be great to lien it up and other buildings coming along for approval. Thats where we are at the moment in terms of naval the glass color there are vertical finances were showing in the architecture there is areas that there particularly on the ground floor were analyzing that your point is welltaken. And folks that are suffering with cancer you know going into a gray building it means theres a way they walk in with some color to lift up the spirits or Something Like that. So thats my only comment i think you guys are working hard to apply that nice balance of practical spaces with trying to let if it in. You get what im trying to say. I understand thank you. The Cancer Center is in 3 locations at the moment the mel campus are you familiar with that will 50 percent of our program is there and there is a percentage not exactly right but probably about thirty percent of the program is already existing at the gateway and mission bay and then have a smaller component of the different kinds of vujz at one place those will remain there like neuron college and the Giants Program most will move to mission bay but remain some infusion at mount zoning with some of the patients in morin we have a small component that will stay at mount zone. You how many beds. Oh, how many beds. 60 beds for inpatient and not women get cancer too it is not separated within that portion of the building. So and we anticipate that number of beds will be sufficient again a lot of the services sorry those cancer are outofpocket services so the demand on beds not at significant. That was really good so as you can see we do have a very high priority with a visual not just beautiful but in fact, we want people to be reacted and inspiring and be interesting so we are spending a lot of time on what are the colors and what are the materials so wont be just white or one or 23 colors but could go a lot of work to figure out in the childrens module i cant tell you the answer but one of the things were enclosing could we use this glass or metal were experimenting with a lot of specific designs with that we want that believe to be really the iconic building as the childrens way is iconic it is for this building is the same thats what working. As i brooeflt walk you through you were acting as two bodies the first ocii Mission Commission for the first time debt policy means we have to be able to cover with the projected revenues at 1. 24 percent with the maximum annual serviced that means we can get all Debt Services plus with the projects annual revenues what we have in the in case of 2017 a our debt service is 2. 06 youll note a lot more than than one. 25 thats good and make that debt service on the assumption of nogrowth we have we believe we can cover the Debts Service on those bonds at 2. 006 percent and the reason i emphasis those estimates with made with the nogrowth projection since 2007, 8 weve seen 14 percent growth when you combine those two ideas we have two times coverage with no growth and one is one and 14 percent this tells me that the agency a short of being able to pay the debt service on the bonds for the commissioners that is important for you to know. So here as you can see front of the the sources so for the Affordable Housing bonds the main takeaway is the projects that will be 86. 4 million those bonds will be generating 86. 4 million on Housing Projects and the sources match the uses back and forth 2017 b is our tax exempt infrastructure bond again issued under the sp 07 credit authorized by the governor in 2017 using the proceeds to build the straight on fulsome and fund initial design work on the transbay african under bay park like the Affordable Housing bond for the for the maturity will be in 2046 were using a common term and the total interest is 4. 53 percent and again, we have a maximum annual debt over two times coverage with nogrowth that is well, more than our additional bonds at 2. 5 our sources and uses are 36 will be generating 3 of Million Dollars in precedes for infrastructure owner movein to the 2016 housing bonds the amount of bonds is 44 that the 6 million and it is being issued against the Mission Bay Housing credit that means the dollars will be used to pay the debt service on the bonds coming from 20 percent of the tax increments that is generated in mission bay that is pledged for housing all the money to pay the Debt Services is all the proceeds will be spent on housing in mission bay and refunding mission bay north and south 2009 e plus this bond is subordinate to the Loan Agreement that are the Loan Agreements part of bonds that were issued by the sf rda the final maturity is 2043 a shorter term in 2017 ab for 2. 4 million and an in all percent of 2. 8 to put this into context it tested and right now today under a no Growth Scenario one. 25 coverage but never fear in growth is not a realistic scenario no mission bay since 2007 and 8 weve experienced twohundred hundred plus growth since that time so again, the commission can have assurance we have enough increments to pay the debt service on the bonds. The other thing as commissioners that you are affirming when you vote in favor of todays resolution the refunds within the debt policy it requires that we save 3 percent that means we meet mpd whatever were paying for the debt service when we refund them we have to have 3 percent savings and were projecting savings at the 3. 8 percent were well within the constraint of debt policy more than double what is required of the debt policy our sources so for the Mission Housing bond we believe well generate 22 million in project fund more Affordable Housing in mission bay by issuing those bonds. Certainly so prior to this resolution we had to use property tax increments we are generate in a project area if this project area in order to but then created pots which are less of a Stable Revenue source baurps because something can happen in one project area and everything was within the project area couldnt balance each other out the area of diversities if you make the investment in our personal life want to have so stocks and bonds the same with across collaboration we took the tiny loans and pooled them together and borrowed against that pooled credit and they lend strength toe each other it made the pool of funds larger and made that more diverse then following the solution the department of finance asked for a different approach now all the funded generated in a project area theyre all kind of put together into the same pot and dont distinct a disclose or not disclose generated in transbay from a dollar generated in the golden gate theyre all mixed together what we call the Redevelopment Property Tax Trust Fund we we directly after the dissolution we couldnt issue new debt the only debt to refund a outstanding debt existing outstanding debt as a lower cost and a question about what debt can be issued to complete the impossible obligations in order to clarify that issue we worked together as a city worked with the state to come up with sb one 07 p then signed by the governor that said with the San Francisco unique is allowed to issue debt in order to pay more Affordable Housing obligations and in order to pay for infrastructure in the contributing those are the only two things to issue debt for so the difference between sb one and r 07 and mission bay the sb one 07 credit is the property taxes that is generated in all the projects areas not pledged what i mean we had certain legal obligations that particularly say the dollars generated are setback for a purpose in the case of mission bay all of it a set aside for reimbursing the developer for infrastructure complete in mission bay thats a credit we issued 2016 abc and d with the tax exempt bonds to pay for the infrastructure completed and then the mission bay pledge of revenues in mission bay a must be spent in offramp the Affordable Housing obligations so well had had so 2017 c was supported by the Mission Bay Housing fund. Okay. So then to follow up with that mean that sb one 07 credit could be applied more Affordable Housing in well hear in the bayview but any of the post resolution project areas. Only those areas that are have been deemed impossible obligations two the department of finance and in this moment as im sure youre aware from reviewing the budgetal large number of fees in transbay accident were building a lot of Affordable Housing in the transbay we have an alternative fund source at mission bay a unique source of mission bay hours pledge of 20 percent were using those dollars to fund housing in mission bay thats why in 2017 a all the procedures are used to fund housing in the shipyard and candle stick point. And because of finish the sentence because we dont have Affordable Housing exorbitantly obligations in the western edition. Thats correct we have the way the law is written were able to continue to collect revenue from certain project areas and furtherance only the Affordable Housing obligations and transbay infrastructure in the ongoing impossible obligations that were approved by the department of finance. If i could just to clarify so the historical record sb one 07 was from the mayor and the city supported to fund Affordable Housing throughout the city through the agency and this was tied back to the housing that was destroyed during the urban reluctant days to have the special power we granted through it by the agency and governor we thought that might lead to 5 thousand Additional Units that were lost a long time ago but as a result of the vote this Office Reached out and said that would be interested in trying to help us alert the Affordable Housing program we have today an impossible obligation area contributing and mission bay and 148d that was led to sb one 07 it is unique no other agency has such authority to issue new bonds more Affordable Housing even as part of a principle obligation no one else can do that. Madam rosales and members of the public i want to provide you a recap of the performance with respect to the workforce as an overview ill start first with our performance for intersection e and talk about the workforce and talk about other Program Updates first, the Small Business program we have an aggressive 50 percent Small Business goal it is on a good faith effort basis what do we mean it is Work Together the contractors and developers for Small Businesses and insuring that Small Businesses are made aware of those competitive opportunities provide ample time to respond to those opportunities and also requires a prebid or preproposal meeting again, the intent to make sure that the Small Business community is made aware of the solicitations and given ample time to respond and an opportunity to ask questions before proposals what we have is a first consideration for project area businesses in mind with the redevelopments we provide first consideration for businesses located with ocii project areas those being bloichd and candle stick point transbay and mission bay one note id like to highlighted the fact that the 50 percent goal is robust and aggressive and can be adjusted by the commissioners on a case by case basis meaning that if there is not available Small Businesses professionalism with panels that could be adjusted been a case by case basis want to say weve never had an instance we made the adjustment and further into my discussion youll see there proximate causes first for the benefit of the public what independence a Small Business that is important to briefly talk about we look at himself we being ocii no longer certifies the Small Businesses but the governments being the city and county of San Francisco due to the Contract Monitoring Division and the department for the Department California and other transportation agencies through the public Unidentified Program under the the caveat the firms are screened with respect to ownership and control and that the Small Business meet the ocii special that is established by the commission those are defined above at the charts on 20 million for the contractor and 14 million for specialist contractors and General Services provider and 2. 5 for trucking i do want to highlight the fact that the commission back in 2015 combed the size standards with the city and county of San Francisco to ease the burden on Small Businesses where we will accept businesses sifted as a micro by the city and county of San Francisco automatically into our program there is a slight distinction between the city and the Construction Contracts the city limits the standards at 10 million as opposed to to 10 million over the past 6 months we were awarded for the first time that ive been working with the agency i believe or building with the agencies history winner awarded over one billion dollars of contracts over 12 particular projects there were no 4 significant projects that you should be aware of that total close to one Million Dollars those are the mission bay uber project finally come online and the contributing office power the contributing block 8 residential tower and also 706 Mission Street a residential tower per as youve heard me say a few couple of times those are highrise turns over that have an impact on the overall goal with the one billion dollars awarded the credit is 25 percent at participation 21st and a half percent differences within the actuals how the associations and briefly we allow financing of 100 percent sbe as long as the Small Business perform at least 35 percent or meet a portion of that contract those must be is that i said in writing and approved by ocii those particular ones. As a trim line since approximately 2 1 2 to 3 years been thats a great question the line for professional services and for construction and supplies consistently and well have to report that professional services steady the 50 percent that fits within the band of 59 percent to 57 percent of course, Construction Supplies remains a challenge two and a half, three years roughly 33 percent we saw uptrends with the heavy construction work that took place out in the bayview area in terms of blocks 50 and 51 the residential complexed excuse me. A little bit about the Workforce Program similar to the Small Business programs we have that an aggressive and robust Small Business im sorry workforce construction Workforce Program sitting at the 50 percent of total hours again those are the contract by contract base we provide first consideration to the residents we find in the project areas and those being within Hunters Point shipyard and candle stick point and mission bay and transbay and the city and city and county of San Francisco office of Economic Workforce Development administrators that Workforce Program on a day to day process for the referrals as well as compliance monitoring. In terms of the performance during this past 6 months we saw a slight decrease in local Workforce Engagement of 1. 2 percent overall in terms of the utilization employing as follows from the bayview Hunters Point that the phase two 27 percent the Hunters Point shipyard candle stick point which is the phase one as well as phase two of the d. In terms of ongoing mitigation measures certainly monitor the contract performance and the contractors with referrals to the extent what we can we have monthly compliance meetings with citibuild and also in the bayview Hunters Point area with the developer and general contractors that are performing out there and citibuild has been working closely with the strategies and organizations for outreach and improvement the citibuild has added additional classes have 3 academies slopping to two and added bridge programs as well and a little bit about nonconstruction related work or Additional Services for job soakers citibuild provides the services for reentry of individuals those that have been incarcerated they have a program for veterans for young adults and people with disabilities citibuild has been working with the industry and Community Partners to expand did pipeline and also although were not a party to if theyve been successful at getting fund and offering training specific for the chase Center Construction activities that Training Session is currently accepting enrollment and should be i believe starting at about march through may and thats one of hopefully one the first of the series of training in terms of next steps and summary. Certainly sb participation will fluke why the we expect to depending on the piper project but for the tension is needed for the type 1 Power Construction working closely with our developers and the general contractors in terms of breaking down sculpture work and being creative in allowing them to define that type of scope of work for the j. Association credits i mean by that if the general contractor or developer is able to describe a component that will work within the larger package if it discrete component can be joint jefrnd between a larger and smaller firm well allow 100 percent that is concrete maybe a concrete package that is 40 million and in total if there is a discrete component as concrete finishing then certainly we can look at the concrete finishing as a thit is noticeable they approved the black armenianamerican africanamerican and women and then Transportation Agency projects this somewhat i wouldnt say aligns with what say we found but all over the place participation by women in our projects has been noticed and certainly africanamerican businesses are noticeable within the participation that essentially concludes my presentation ill be happy to answer any questions you may have. This particular Workforce Development im proud of it, its done a terrific job since the beginnings i talked to a lot of subcontractors and northern contractors and talked to concrete contractors and with the new owners come in now buying the concrete plans there is people that ive known been in business 25 plus years who is having problems in getting money for the concrete i dont know if ocii peoples can talk to them to voice their concerns on Small Businesses having an opportunity to get a lot of them dont want to communitybased into joint ventures with other companies but at the same time theyre shut out on the contracts they do and having a lot of problems getting concrete from a lot of the concrete companies a lot of people some concrete companies with selling to outside state owned owners and theyre kind of forcing the young our small contractors out but all in all id like to see and i know they do a lot of hiring putting people in Treasure Island coming home from different trades we need to have a program because a lot of of the areas you have young people that cant come out of areas and a lot of work in the biceps and shipyard you cant a lot of people from the Mission District and potrero hill and ocean view cant come into those areas with the convicts that are coming home can mentor those young people and try to break that ice because most of the workforce are young coming out of and even went into the high schools and talk with the tenth and 11 graders before they get out into the trades to knock down the afghanistan most of the this my community you cant come in this community the death thing for young people is for real a person working with the dpw i know you heard from Hunters Point working and got killed on the job you know so we need to find a way to talk to the young people in the 0 high schools and some the convicts coming out and mentor those young people to change them i am in a group we come out and merchant to people i had people move their coats and show the piece on the side you hear we start stepping with at the same time Small Business has to do this type of work and talk to the young people and change their lives to get some of the jobs thats why a lot of the numbers as far as construction the numbers are not as high because a lot of the young people are scared to get out and do something not because of Workforce Development and Mission High School theyre not doing their job but the people in the community cant get out there we no idea to help them you know you know what im saying. So keep up the good work thank you. Well let me start off by saying you did good work lets go back i want to talk about historical when mr. Lee came here he was lobbying trying to get someone to monitor those jobs and mr. Lee has done a good job but i dont have hoping people talking about the sbe but i came back do mr. Lee he told me i backed off those agency in the fillmore you didnt monitor them we had Million Dollars dollars of construction up and down fillmore i go a invite and monitor them they tell me well, were doing okay. Lee mentions our cycles are 3 and the sponsor from ocii and a lot of post Workers Development we receive funding from the chase center to add in special training kindly this year well have 4 cycles for the specific training and one the challenges in the workforce are specific trades for example, type 1 iron work and engineering and masonrys those trades they dont have enough working for local residents to do the work that is where it drags the percentage for ocii and for this specific chase center ill put in a plug the deadline for the application and 4157014848 thats it our main number well do a followup and provide them with an application and the train starts in the middle of march 14 and saturday and sunday class for people out of school get into the program and that will be graduating may 20th and focusing on the trades well having challenges so be hard workers and we have trainers coming to train the students and similar specific work on the Warriors Arena we hope to do do training and increase the participation of local residents in the district 10 resident so those are some of the trades weve identified and some carpenters and laborers from the community and those numbers will boost up the local hire participation with the city hall training we pope hope to go ahead the individual in and for future ocii projects and opportunities can be for local residents some of the special ways were addressing the challenges. Want be a speciality in construction and get folks that come in the industry or picked up by employers and want to branch out in their businesses most of the Business Owners and construction have ground that way it seems to me that the unions are critical how do they recruit folks into the trade im assuming their assist. Theyre part of program with the recruitment and the flyers for the specific trades as an entry the biggest part as youve seen data in the san mateo we have a 3 percent Unemployment Rate and in california 2. 9 and getting people into the trade itself were brandishing of branching out to to get whoever we can who is interested and put those traudz frankly their touch of tough iron workers and earlier today we have contractors contacting us for journey level only we have workers and now with a different ratio with the department you have to have a certain ratio ever journeymen so getting people in with the skill and not enough local resident in the trades our carpenter we have a lot and can get more well get to people into the jobs but a trade theyll have special training and for example, transitional plumbing you have to wait is on a list and provided special train and i dont on the last time we have a deal with the Electrical Union individuals actually can skip a test if they graduated from the program to be trthsz thats an accomplishment to get some of the young men and women that is trying to get into the trades and a special program once your electrici electrician. The cycle is the 9 weeks. No city College Semester is 18 weeks because of extra need of having not enough workers and trying to moot that right of before we except from october to december we have the 9 week program and focus on the specific trades and by the time they graduate there is Jobs Available so theyll not sit at home and wait. Thats a big word but represents something that all of us believe in it is taken us too long why ways b. A. Because we have a lot of rules to go through every site we have there is 10 others competing to buy that site they have resources theyre going to again even though it faster were slower in building more Affordable Housing we dont control the land and when we do we have to talk with 5 entities and agencies to put together the best deal; right .
