PORTSMOUTH – The efforts by a city committee to submit a successful redevelopment plan to federal officials for the Thomas J. McIntyre Federal Building property are facing a series of roadblocks. First, Michael Kane, a principal in the city s development partner Redgate/Kane, bluntly told McIntyre Subcommittee members late last week the developers didn’t want to meet with federal officials about the redevelopment plan for the property, which was devised by city consultants following a lengthy public input process. “We’re really not part of this design and so I don’t think we have an interest in being part of that conversation with NPS with regard to this design,” Kane said during a Zoom meeting of the McIntyre Subcommittee late Friday afternoon. ....
Martha Fuller Clark This coming Monday, May 17th, the City Council is scheduled to vote on whether or not to accept the draft proposal for the development of the McIntyre site. The proposal has been prepared by the Principle Group and is based on thousands of hours of consulting with more than 250 Portsmouth Listens participants. The design process, guided throughout by the McIntyre subcommittee in conjunction with the Principle Group, was open to everyone, transparent and professional. Input from the community was sought at every phase in order to help the Principle Group finalize the proposal which will be before the Council Monday night. It is important to recognize that if this proposal is approved, we are only at the beginning of the design process and many of the elements will be in need of further definition and specificity. Russell Preston, founder of Principle Group, told the meeting’s virtual attendees the pavilion design, which he termed a market shed design, on average, ranked the top option out of four prior design sketches in a survey of Portsmouth residents. It scored an average of 3.8 on a scale of 1-5. The survey asked for opinions about multiple visions for the property created through a lengthy public input process. ....
Redgate/Kane: We will protect our investment on McIntyre project Michael Kane and Ralph Cox Editor s note: This March 15 letter was sent by developers Michael Kane and Ralph Cox of Redgate/Kane, the city of Portsmouth s partner on the McIntyre redevelopment project, to City Councilor Peter Whelan, chair of the council s McIntyre Subcommittee. Dear Peter: This letter follows up on the attached email Ralph Cox and I sent to you on February 16, 2021, and my subsequent conversations with you in which I expressed concerns about the sketches resulting from the Portsmouth Listens McIntyre public space dialogue. It has been one month since we sent our email. Since then, although we have had no response to our email, we have a seen a publicly released “City schedule” that calls for the City to “commence negotiations with the Redgate/Kane team, discussing new sketches” on April 14, 2021 and contains an “NPS Submission Date” of May 30, 2021. This schedule an ....
