LENOX â A plan to transform the Hoffâs Sunoco full-service gas station and repair facility into a modern convenience store, including two self-service filling islands with four pumps, has cleared its final hurdle and appears to be heading toward final approval.
But, several minor speed bumps remain before construction can begin.
The townâs Historic District Commission on Tuesday gave its unanimous thumbs-up after hashing out design details based on the latest site plan, based on the Fire Departmentâs approval of bollard vertical posts surrounding propane tanks.
Committee members also still want to see the specific color and samples of the brick-veneer facade to keep the new store in harmony with the historic character of the downtown, as outlined by Commission Chairman Jason Berger.
LENOX â After hearing a warm welcome from community members for a prospective modern convenience store and gas station in the heart of downtown, the Zoning Board of Appeals put off for three weeks a decision on a special permit, pending more details on lighting plans for the Main Street property.
During a presentation Wednesday on the project, a representative of Chuckyâs LLC, the prospective buyer and operator of the site, noted that the Oxford-based company owns six convenience stores, including a renovated facility in Pittsfield.
The current pump islands would be reduced from three to two, with four self-service filling locations instead of the current six. It would be open from 5 a.m. to 10 p.m., seven days a week. The automotive repair and towing business would be relocated.
LENOX â The townâs zoning board has cleared the way for the first of only two adult-use recreational marijuana retailers allowed in Lenox.
At a remote meeting Wednesday night, the Zoning Board of Appeals voted unanimously to approve a special permit and the site plan for hotel entrepreneur Navin Shahâs Krishna Lenox LLC shop in a retail complex opposite the intersection of Pittsfield and Holmes roads. The 439 Pittsfield Road (Route 7 & 20) building is owned by Eric Taylor and also houses Papa Johnâs pizzeria, Electra Cafe and Berkshire Dogs Unleashed, the newest tenant.
Shah had withdrawn a proposal for his original location at his long-vacant restaurant building at the entrance to the Lenox Commons mixed-use development after opposition surfaced from condo owners at the 55 Pittsfield Road site.
LENOX â The Zoning Board of Appeals has flashed a second green light for a mixed-use, downtown development project.
The board, which was under a Berkshire Superior Court order to review its previous decision, voted unanimously Wednesday night to reaffirm its previous special permit granted last January for Nathan and Kathryn Winstanleyâs Windrose complex at 114 Main St.
The project, estimated at between $15 million and $20 million, includes renovation of the 1790 Northrup House and the construction of three new buildings featuring 26 high-end condos on the 3.26-acre property. One of them would house several street-level businesses or offices.
Local architect Jim Harwoodâs lawsuit against the board and the town appealing the ZBAâs original approval of the plan remains in the hands of Superior Court Judge Douglas Wilkins.
