受此影响，西城区学区房的二手房市场出现变化。金融街片区某中介机构总经理李田（化名）告诉财经网，近几日金融街片区学区房的交易量的确出现下滑。“但价格没有非常大的波动，网上所说的出现七八十万元的降幅目前还没听说过。”
不过，在贝壳挂牌的西城区二手房中，财经网发现一套新外大街28号院的房子显示，近两周内降价1次，降价额度为30万元。对此，月坛片区内一所链家门店的中介王阳（化名）表示，据她了解，降价80万元、30万元的情况也不是不存在，但并不是因为“多校划片”政策，更多是因为着急变现或换房。

最严教改政策落地后北京西城房管局也"出手"了_网易房产频道

“最先影响的还是成交量，目前，德胜、月坛片区的二手房均价仍为每平方米17万~18万元，但接下来市场下行可能性较大。尤其是如德胜等学区的‘老破小’房源，剔除学区属性后，房屋价值将会大大缩水。”德胜片区的一位房地产中介对第一财经表示。
从屡现天价学区房，到房价见顶、成交量骤降，在中原地产首席分析师张大伟看来，主要是因为教育资源不均衡，也结合了部分房地产市场的投资行为。
“作为教育高地，西城二手房需求一直很旺盛，学位供需长期不匹配。所以，无论当下是不是有政策，最近几年井喷的需求，也会导致新购房者被调剂到本学区（主要指金融街、德胜、月坛）外。”张大伟称。
据了解，西城区共有11个学区，按照幼升小调剂原则，学位不充足的学区，学位邻片调剂。
