In our biz, you never want to hear, “deception,” “targeting the elderly,” or “abusive tactics” related to a company. But there they are in this report, “The Ugly Truth Behind We Buy Ugly Houses.” (Thank you to Ken S. for passing this along.) The franchise is nationwide, unlike… cicadas? The U.S. Census Bureau says the Midwest includes 12 states: the Dakotas, Kansas, Missouri, Iowa, Nebraska, Illinois, Indiana, Minnesota, Wisconsin, Michigan, and Ohio. I mention this, not only because some people are confused where they live, but also because this spring, two different broods of cicadas, one that lives on a 13-year cycle and the other that lives on a 17-year cycle, will emerge at the same time from underground in a rare, synchronized event that last occurred in 1803. Billions of the winged insects will make an appearance across the Midwest and the Southeast, beginning in some places in late April, for a raucous mating ritual ....
Ahead of Groundhog Day tomorrow, one realizes that our industry certainly has its share of unexpected ups and downs. The latest example of a “down” is Mike Gill, a SVP of Capital Markets at the Housing Policy Council, who is fighting for his life after a shooting during a car-jack. Let’s all think positive thoughts! In other “people who make a difference” news, Brian Levy has some nice words to say about ex-MBA president and FHA Commissioner Dave Stevens in his most recent Mortgage Musings. Levy highlighted how Stevens’ death is a big loss for housing finance thought leadership, especially for an industry already quite low on the supply of independent thought leaders. (Dave’s Life Celebration will be held tomorrow, February 2nd from 2-5:30 at Capitol One Hall, Tyson’s Corner, Virginia.) Today’s Commentary podcast can be found here and this week’s is sponsored by Calque. With The Trade-In Mortgage powered by Calque, l ....
Mark Weber sends, “Can I take my 2.5 percent loan to another property? Remember the portable loan idea? When will we see real estate agents advertising, ‘This home for sale has an assumable FHA/VA loan!’?” Ask any LO (loan originator, or officer, depending on what you want the “O” to stand for) and they can tell you stories about lenders either fumbling the servicing handoff or a myriad of borrower woes. There is a good reason that it has become a lightning rod for CFPB examinations. J.D. Power released its U.S. Mortgage Servicer Satisfaction Study, which measures customer satisfaction with the mortgage servicing experience in six factors (in order of importance): level of trust, makes it easy to do business with, keeps me informed and educated, people, resolving problems or questions, and digital channels. “The latest results show an ugly situation for the industry. Overall satisfaction is down… there’s been an increased r ....
In Boston, “wicked pissa smart” is a compliment. I’ll argue that success in lending isn’t based on trying to predict where interest rates are going, since many predictions are a coin toss, but instead on lots of smarts, hard work, and building a business. Sometimes the subject comes up, “My lender ‘owns’ Agency tickets. Are they worth anything?” Yes, there is a dollar value, and STRATMOR’s current blog is titled, “Doing Business with the Agencies: The Golden Ticket?” Certainly the Agencies, namely Freddie Mac and Fannie Mae, were in the news yesterday. Yes, the loan level price adjustments based on DTI have been rescinded. Now all those borrowers can rush out and buy… uh, well, check back in several years while the inventory of houses for sale picks up. Even if rates were 0 percent, if there are no houses to buy, good luck. And after the good news had spread, those who actually read the announcement not ....
Raquel Welch, who passed away yesterday, was an icon in the 60s and 70s. Mick Jagger was as well, and sang, “Just My Imagination” many years ago. But it is not your imagination that residential lending is facing some renewed speedbumps. (Yeah, I know that’s a stretch, but it’s a cool song.) Last night in Spokane at the SMLA meeting, key topics including pricing and rates. It isn’t your imagination that lenders are rolling out the new conforming loan level price adjustments this week, given the delivery requirements from Freddie and Fannie, and despite the redisclosure and operations problems that will inevitably arise. It is also not your imagination that we are being hit by mortgage rates moving higher. Jobs, inflation, and retail sales data all point toward a solid economy, recession be damned, and as a result, higher rates. But for some good news, homebuilder confidence is improving, according to the NAHB, seeing the largest monthly increase for bu ....
