The neighborhood planning process for northern South Park is paused and may be delayed as the Teton County Board of County Commissioners considers whether to give an advisory committee more opportunity to weigh in.
After a debate about slowing down a process that was intended to be âquickâ â about eight months, wrapping up around July â the five elected officials took a step Monday towards delaying the planning process by three or four weeks. It is already about a month behind schedule.
âLetâs be smart about this, letâs use the experts in our community,â Commissioner Greg Epstein said, after he and Commissioner Mark Barron lobbied for the change.
Reactions are mixed to the Jackson Hole Conservation Allianceâs high-level financial model for northern South Park, which lays out the nonprofitâs vision for the area as a 71% deed restricted housing development with 200 acres of open space conserved elsewhere

âWe wanted to start the conversation and help the community realize what was really on the table and what we could really accomplish in northern South Park,â Community Planning Manager Brooke Sausser said. âTo us that means building a neighborhood that honors our ranching heritage, respects the needs of our essential workers and sustains healthy wildlife.â
But people planning the area were concerned unveiling the analysis now may have jumped the gun.

The Teton County Board of County Commissioners voted 4-1 in favor of the Gillsâ sketch plan, a conceptual regulatory approval that precedes hearings on more concrete development and subdivision plans on the path to breaking ground. The family praised the decision.
âTodayâs vote further solidifies our familyâs commitment to the northern South Park neighborhood plan, water quality and workforce housing,â Nikki Gill wrote in a text to the News&Guide. âWe have been here for more than 100 years, and we will be here for 100 more. We look forward to working hard alongside the community as we move forward with the Northern South Park plan to create a neighborhood we can all be proud of.â
