All before getting to china, newsom made a one day stop in israel. He says he watched graphic videos of shootings and beheadings and then met with some victims of the hamas attacks at a tel aviv hospital. One of the organizers of the event says shes a jewish parent who is trying to teach her child to stand up against oppression. Over a thousand children in gaza have already been killed. Police in oakley are investigating a shooting at a house Party Saturday night that left a 16 year old dead. And three others in the hospital. Lets talk dollars and cents here. Monthly costs of lets just say 1 million mortgage, more than 3000 over where we were when Interest Rates were at their bottom a couple of years ago. How are buyers reacting . I like to look monthly over the cost of a 30 year mortgage because its so immediate that way. It is. And affordability is definitely challenging, especially while Interest Rates are high. But i truly believe in the american dream, and i have a unique insight into the Real Estate Industry as a independent Real Estate Broker and also a Mortgage Loan officer. So as a Mortgage Loan officer, im well aware of lots of loan programs that are available to assist buyers and to obtaining that homeownership dream. Um, theres lots of down payment assistance programs, minimum down payment programs and also Interest Rate buy downs. What are some of the ways that you help guide people into loans or programs that they werent aware of . I think yes. I think the reality is that most homebuyers dont understand the options available to them. And my job is to help educate them and show them all of their loan options that they do have available to them. For example, like right now, rates are really high. Right now. Were like in the seven and a half to almost 8 with Interest Rate buy downs, we can actually buy down that rate. So that first year payment will actually be based on a lower Interest Rate. So were talking we could do three year buy downs, which would be the first year would be an Interest Rate of 4. Actually are you talking about points like essentially me giving money up front so im not giving as much money month to month . No, these are actually, um, its a its a temporary Interest Rate buy down. So for example, with a31, you would have a Interest Rate that starts at 4. If the Interest Rate is seven, then it goes down three three basis points, which would be 3 or 4. So first year would be based on a 4. Second year would be based on a 5. And third year based on 6. All and still based on the year. We still have the normal note rate of 7. But that homeowner is never going to see that 7 payment because were going to refinance them as soon as rates start to come down because rates, they come up and they go down. So they are going to be coming down and that gives them a lot of debt relief right off the bat. Being able to afford something that theyre comfortable with with the payment thats coming with. I see. So you are banking on the rates coming down. I know a lot of people, the Adjustable Rate Mortgage was huge. You know, 18, 19 years ago. Are you seeing as much of that . Its not an Adjustable Rate Mortgage. Its a temporary rate. Right . Right but its going to adjust. Right im just trying to compare it to what we did see, you know, back in the 2000, five, 2000, six, when people were getting into those, you know, five year adjustable rates, three year adjustable rates, banking on them coming down. Are you seeing Adjustable Rate Mortgages out there as well now or no, we do. But what think we need to focus on are some of these other programs that we have available because were not going to have the uncertainty. We know what your payment is going to be in one year, in year one or year two or year three, and within that timeline, we anticipate rates to come down within the next three years. So those folks will never see that full payment, although they are qualifying at the original note rate. Let me ask you about home prices. Back when the rate was below 3, we were seeing wild overbidding. I had friends who had homes in their neighborhood going for a million more than the list price these days. Can you explain . I mean, are homes going for at or around asking homes, you know, its on a case by case basis on a home by home basis. And, you know, you take the neighborhood into factor and how much the home has been updated is also another factor. So we are seeing some depending on the property, but were also seeing a lot of seller concessions where sellers know that they need to help out these home buyers now. And give them some of that concessions to help them enter the door to purchasing that home. Wow. Thats something we were not seeing a couple of years ago. Real quick here, before we have to leave. Yeah, the fed expects the fed is expected to raise rates one more time. I think theyre meeting again in november. Yeah. When do you expect this to end . G thats the golden question, right . Dont you know . We dont know exactly when, but i dont i dont anticipate going on years and years and years. Well start to see it still trickle down. And with the ebbs and flows, thats when you a buyer can really jump in there and you know, its a great opportunity for them to jump in there and buy that home that theyve been wanting. Do you find that people are difficult in being realistic and that my original price point was, lets say, 1. 4 back when rates were really low, adjusting that down to maybe 8 or 900. Now thats a big shift for a buyer, isnt it . Yes, but thats when they can buy their stepping stone and realize youre not going to get the home of your dreams right out, right out the door for your first time, you have a stepping stone home and then you buy that home and you are able to gain equity. Real estate is an awesome investment. Youre able to buy that home and in a couple of years, as that investment grows, you can cash that out and buy the home that you want. A lot of people do that. All right, lets move to this story right now. The commuters need to know about ferries will no longer stop at the main street Ferry Terminal in alameda. Through the rest of the year. Ctvs Amanda Quintana is live in alameda, where the closure begins today for renovations. Amanda, where do riders need to go instead . Well heres your answer. Andre right here. A lot of those riders who use usually take that main street terminal. They will come here to the alameda sea plane lagoon terminal. And this will be able to absorb most of the riders that usually go to main street. The ferry will no longer stop at the main street terminal for more than two months because it will be under construction. Its a major project that involves repairing and replacing the old terminal infrastructure. Itll be updated to be better equipped for earthquakes and be ready for electrification of the ferries in the future. This could make for a big change for some riders who usually use that terminal to go to San Francisco south San Francisco or oakland. I spoke to one rider this morning who has a two hour commute ahead of him instead of his usual one hour commute. Im going to go to the Ferry Building and then from the Ferry Building, i will jump on. Ill ride to bart, ill jump on bart. Ill take bart for like 40 minutes to san bruno. And then ill jump off and ill ride the rest of the way to work. Yeah if you usually use the main street terminal, youll need to use the oakland terminal or alameda seaplane lagoon terminal instead. But the alameda short hop shuttle is also suspended. So to get to oakland from main street, alameda, youll need to take ac transit or drive. But if you do take the ferry to south San Francisco, you can get free uber rides from alameda to the oakland terminal and back. You just need to fill out a form on the San Francisco bay terminal website. But that rider that i did speak with said he has a bike so riding uber is not really an option. Another ride that will not be available from that main street terminal is to chase center for warriors games. So if you are planning on going to a warriors game, youre going to have to go through that oakland terminal as well. So a lot of route changes that you might need to think about if you usually use that main street terminal, mainly going to oakland, thats one of the bigger headaches. If you have to go to oakland to then get to south San Francisco, that that could cause a lot of extra time that youre going to have to put into your commute. Police investigators say the names of at least two students were specifically named in the threat which was found friday. Honestly, i was just shocked. I didnt really expect it to be here. And i dont know. Im hoping nothing bad happens. But yeah, im basically just hoping nothing bad happens. Hospitals in gaza say they are hours away from running out of generator fuel. The Un Health Agency estimates there are 130 premature babies in incubators at grave risk. A large crowd gathered in front of San Jose City hall demanding the release of the some 200 civilians and soldiers who have been abducted and are now being held captive by hamas. Those who gathered, chanted and carried israeli flags and signs with the faces of those still missing overseas. These speakers who shared messages of solidarity condemned the violence of hamas and called for Community Action and universal empathy. Thank you for having me. All right. So doctor, we said 1 in 3 people suffer Domestic Violence here. So the odds that all of us know someone or many of us know someone is really, really high, isnt it . Yes, it is. Very high. In fact, if we think about the statistic, most of us have either been affected ourselves or know someone close to us who has been. And its important to realize that all groups of people are affected regardless of age, regardless of gender, socioeconomic status, educational level, ethnicity, religion. And it affects all types of relationships, including heterosexual relationships and same sex relationships as well. Doctor, weve heard about the physical violence, Sexual Violence here, Emotional Abuse here, but are lesser known verbal abuses here that can take place as well. Can you talk a little bit about what those signs are . Yes. So those are less visible to everyone else and even even perhaps the person who is being abused, they may not notice it right away. Thats correct. You know, a lot of those forms come in the form of threats, threats of harm, humiliation, intimidation, insults. So thats sort of more the verbal abuse. Theres also economic abuse where one partner may control finances and not give them to the other, not give access to the victim for financial resources. As and whats important about Domestic Violence is that its a its really a pattern of behaviors where one partner youll iss certain behaviors to control and exert power over the other. Right and its not necessarily always physical. They dont usually always use physical violence to exert control. But what some of the things that you mentioned as well, correct . Right. Lets talk about some of the misperceptions here that that remain out there to this day and bear reminding right now. One is that victims provoke their partners violence. Why is that still seem to be an issue . Thats a very, very common perception. Unfortunately, even among victims. So, so many victims because they choose not to come forward and they choose not to leave a relationship because they feel or theyve been led to believe by their abuser that its their fault in some way that they triggered the abuse because of some behavior or something they said or something that they did. And thats just absolutely not true. No one deserves to be abused verbally or physically or controlled by their partner. Yeah, its just a very simple thing to remember. No one deserves it. No one deserves that. Another myth here is it was that if it was that bad, then the victim would leave the relationship. Chip, why do people still think this . This is an excellent question, and i think many people who talk with friends or even physicians who talk with patients about leaving and a patient decides not to leave, its very it can be very frustrating. But there are so many Different Reasons why people decide to stay. One is that many people experience this growing up in their homes and they think this is just the way things are in relationships. The shame is another factor where they feel like they are to blame. Its something that they did. Its their fault, which, by the way, that shame leads them to hide it from family and friends as well. Right . Because if youve if you have a Family Member or you know someone close to you that has never told you, and then you find out later, youre like, why didnt you say it in the first place . But but that shame is the reason why the abuser makes them think its their fault that that that this is happening, right . Yes. And then there are other factors, too. Some victims are financially dependent on their partner, or they might be dependent on their partner for immigration status. So they fear if they leave or report that they might lose the Financial Support or even be able to stay in this country. And then a lot of homes in fact, over half of homes where Domestic Violence is occurring. There are children in the home and people, the victims fear that if they report it or they leave, the family will be broken up. And theyre not sure what will happen with the children at times. And another issue here, a lot of people think this Domestic Violence doesnt happen in my community. My neighborhood, my culture, my religion or my congregation, asian. But the truth of the matter is, it happens across all of this, doesnt it . Yes, it happens in every Single Community regardless of age, gender, Socio Economic status, educational level, ethnicity, neighborhood. It happens to everyone. So unfortunately, the question is, if you are a friend of someone who you think might be going through Something Like this, how do you approach it with them . Because it can be very touchy. You know, its youre intervene in someone elses relationship when you see the danger is there. And the other person, the victim might not even realize it at the time. So how do you attack Something Like this . Yeah, thats an excellent question. I think the first thing that i want to say is its important to actually talk about it because this is one of those things that that historically has been theres been stigma around talking about it. So its important to if you notice something to talk with with the person that youre concerned about in a private way, though, this is really important, right . In a private way. Let them know that there are lots of Community Resources out there that can help them, whether or not they choose to leave. There are many people who are not ready to leave, but theyre willing to accept other forms of support, whether its Mental Health counseling or other services. And finally, talk about some of the services that are that are offered out there for folks either someone who may be a victim of this or know someone and they want to get them in touch with these services. Yeah, there are many, many Different Community organization in our county and surrounding counties that can provide services such as shelter, emergency housing, counseling, services as Legal Services to help with immigration status, to help with risk restraining orders, child custody issues, and even in for those people, victims who are financially dependent on their partners. Some programs offer job trainings and internships to kind of get them on their feet. So there are tons of programs out there. Theres something out there that could probably help the folks out there dealing with it. Dr. Katrina raffa, thank you so much for joining us today. We really appreciate your time. Fox news reports the alaska air flight, which is operated by horizon, was going from everett, washington, to San Francisco last night when an off duty Alaska Airline pilot, david emerson, tried to turn off the planes engine. He was inside the cockpit for the flight but was not piloting the aircraft at the time. The flight landed safely in portland where emerson was arrested. He faces 83 counts of attempted murder, all the passengers made it to sfo on a later flight. We will have an update on this developing story during our noon newscast. Some taxpayers may get a break next year on their taxes because of the annual inflation adjustment of tax brackets set by the irs. Every year, the irs adjusts tax brackets to account for inflation. Bloomberg tax is predicting a 5. 4 increase for the 2024 tax year, higher than the annual average increase, but still down from last years 7. In a new ranking of Retirement Systems around the world, the us got a c plus. The us scored 63 out of 100 possible points, coming in 22nd place out of 47 countries examined by the mercer cfa global pension index. The study found that Retirement Savings coverage remains out of reach for many americans. That cplus grade puts the us on par with countries like kazakhstan and colombia. Do they have another receiver that could give the 40 niners defense any trouble jordan addison whos a rookie hes pretty good but theres really no one on the level of justin jefferson. So they are hurting with that one. But theyre also missing a defender. Marcus davenport and even their left guard, their starting left guard was declared out for this game. So theyre hurting in more ways than one in this one. And so i think this is a Good Opportunity for the 49ers defense to really get back to what theyre best at doing. You know, we havent heard from nick bosa a lot. I mean, hes been a solid presence, but he hasnt had the kind of year that maybe i thought or maybe a lot of people thought he would had that hes absolutely dominating a year. Do you think thats coming . Yeah, i think so. I mean, he has a sack in each of his last two games. I think the addition of Randy Gregory and we saw his impact last week. I think thats definitely going to help. Nick bosa. And, you know, i think hes going to look to make it three games in a row with a sack tonight. And it is his birthday, sal. Purdue university released a consumer foods insight report. It found people were more willing to spend a little extra on brand name beverage bars, but not for premium brand name, snacks, meats, fruits or vegetables. Most consumers tell us that in the beverage aisle, name brands are more tasty. Coke and pepsi are more tasty than their generic alternatives. Consumers can see the quality of the fresh fruits and vegetables, and they dont. They arent as reliant on name brands as a signal of taste or quality. I have a theory about this.
