Mixed-Use Building Proposed for South Atherton Street Faces Zoning Challenges

A local developer has submitted a preliminary plan for a new residential and commercial building on South Atherton Street in State College, but borough staff intend to deny the plan as drafted based on zoning requirements. Planning Director Ed LeClear said he expects attorneys for the borough and developer to eventually reach an agreement to resolve the issues, but that will have to come after an appeal of the denial. Borough staff don’t have the authority to approve the plan as it stands, he said. Developer Bob Poole has proposed a four-story building at 734 S. Atherton St. that would have commercial space on the first floor and 144 one- and two-bedroom apartments primarily geared toward students on the upper three floors.

Winter Garden to revisit Marsh Road truck ban | West Orange Times & Observer | West Orange Times & Windermere Observer

After weeks of discussion and postponements, Winter Garden commissioners are set to vote on whether to move forward with an ordinance that will ban certain types of trucks on Marsh Road. Commissioners will meet Thursday, April 8, to go over an agenda full of items up for consideration, including Ordinance 21-11 the proposed truck ban. The ordinance originally was set to undergo a second reading at the March 25 City Commission meeting, but city officials agreed to postpone it in favor of allowing more time for negotiations with Titan America and other stakeholders. Also up for consideration under second rating is Ordinance 21-03, which would rezone a .28-acre property at 38 N. Boyd St. and 42 N. Boyd St. from Central Commercial to Planned Commercial Development. This would allow for future development of a new, two-story building spanning 15,800 square.
