New company plans to redevelop southeast corner of 46th and Tennyson

A new company wants to take a stab at redeveloping the southeast corner of 46th Avenue and Tennyson Street one that’s already building along the Berkeley retail corridor.
Denver-based Alpine Investments, led by Churchill Bunn, submitted a concept plan to the city earlier this month, proposing a three-story, 90-unit residential complex at the site.
The first floor would have 5,500 square feet of retail space, 3,400 square feet of leasing and amenity space and a handful of residential units, with parking to the rear. The upper floors would be all residential a mix of studios and one- and two-bedroom units. The project would have 95 parking spaces total.
Developer scraps Golden Triangle office project and plans apartments instead

A local developer’s plans for a lot in the Golden Triangle have changed from office to residential.
Denver-based Alpine Investments, led by Churchill Bunn, last week submitted plans to the city proposing a 12-story, 109-unit apartment project at 955 Bannock St.
The company had previously proposed a 10-story office building on the 0.36-acre lot, which currently has a two-story office and retail building on it.
“Given the uncertainty in the office leasing market, and for financing new office projects, we saw switching gears as a prudent decision given the location will support a variety of uses,” Bunn said in an email Monday. “Pending city feedback, we’re targeting groundbreaking Q1 2022.”
