Daytona Beach, FL - Realtors around Daytona Beach are seeing another month of a pattern they’ve seen since last year; sales go up, but not enough homes come on the market to make up for already low inventory levels. Recent analysis of the Daytona Beach Multiple Listing Service (MLS)—by Wyse Home Team Realty—found this April’s inventory to have 508 units available for sale, a new area low. That’s only down 7 percent from March’s inventory of 549 units, but it’s nearly 50 percent less than the 1,006 units that were available the same month a year prior. Despite the drop in inventory, the area still saw 245 sales with a median sales price of $275,250, which is nearly 180 percent higher than sales seen in April 2020; the same month an emergency stay-at-home order was issued as pandemic lockdowns began. And while inventory may be low, with these sales, local realtors could still have a couple of months worth of available inventory.

Daytona Beach, FL - Median home sales prices skyrocket throughout the month of March in Daytona Beach as the number of available homes in the area continues to dwindle. Analysis of the Daytona Beach Multiple Listing Service (MLS)—carried out by Wyse Home Team Realty—found that 519 homes sold for a median sales price of $310,000, which is a 6 percent increase in total home sales and a 24 percent increase in the median sales price, when compared to March 2020. Recent analysis also found that total sales volume jumped by 38 percent in year-over-year comparisons. In monthly comparisons, MLS reports indicate that the median home sales price rose by almost 13 percent over February and home sales also rose by 26.5 percent during that same time. In fact, recent analysis of the Daytona Beach Multiple Listing Service—carried out by the team at Wyse Home Team Realty in Port Orange—found that local inventory crashed to new lows from levels that were already near rock bottom in February. According to their report, 549 units were active at some point in March, which is down 16 percent from the 635 units active in February and 46 percent lower than the 1,025 units available during March 2020.
