Glendale office complex leased to state agency sells for $95M

The Colorado Department of Public Health and the Environment has a new landlord in Glendale.
Glendale Co I SGF LLC purchased the three office buildings at 4300 Cherry Creek Drive South and 700 and 710 S. Ash St. last week for $95 million, according to public records.
The 356,000-square-foot campus is fully leased by the state, and houses the health department’s main offices. The deal works out to $266 a square foot.
The seller, Vancouver-based City Office REIT, purchased it in 2014 for $59.5 million, records show.
The purchasing entity is affiliated with Cleveland-based Boyd Watterson Asset Management, which according to its website has $13.8 billion in assets under management, including $6.9 billion in real estate. The firm says it has one of the largest portfolios of government-leased real estate in the country.

Another law firm plans to move into Hines’ tower at 1144 15th St.
Stinson is taking three-fourths of the building’s 24th floor, about 20,000 square feet, according to documents submitted to the city seeking permits to build out the space.
The Kansas City-based firm is the sixth law firm to lease at the 40-story building, which was completed by Houston-based Hines in 2018.
A spokeswoman for Stinson declined to comment.
Stinson already has an office downtown in Independence Plaza, at 1050 17th St., according to the firm’s website. It moved into the building in 2018, taking about 7,000 square feet, according to a news release from the firm at the time.
Eight-story apartment building planned along Grant in Cap Hill

A small parking garage could soon be replaced with apartments in a section of Cap Hill that’s a hotbed for planned redevelopment.
Englewood-based Palisade Partners wants to erect an eight-story, 110-unit building at 720 N. Grant St., according to a concept plan submitted to the city last week.
Palisade purchased the 0.36-acre lot in 2014 for $700,000, according to public records. Craine Architecture drew up plans for the structure.
Sara White, project manager for Palisade, said the two-story parking garage at the site was previously leased for use by a nearby office building. But when repairs became necessary in recent months, the company opted to just fence it off.
Former art gallery building in RiNo sells for $3.2M to California investors

A building in RiNo that was previously home to an art gallery has changed hands.
RiNo Wynkoop Investors LLC purchased the building at 3675 Wynkoop St. on Monday for $3.15 million, according to public records. NBKC Bank provided financing for the deal.
The building is 10,352 square feet across two floors, making the deal worth $304 a square foot. It sits on a 0.28-acre lot that also includes a 14-space parking lot.
The building was previously occupied by Helikon Gallery & Studios, which announced in September 2019 that it would close by the end of that year. The business, opened in 2013, rented studio space and allowed artists to showcase their work.
