永慶房產集團業務總經理葉凌棋表示，實價登錄2.0、房地合一2.07月上路，短期投機退出市場，房市交易回歸供需基本面，難有激情表現，加上疫情的衝擊下，預估2021Q3房市呈現「價穩量縮」格局。疫情三級警戒解除時間將左右今年第三季房市交易量，預估第三季交易量在5.7~6.5萬棟之間，與去年相比預估減少29%至37%之間，若合計今年前三季交易量則約落在22.1-23.2
