We had the new Mission Bay Hospital this past week which integrated three hospitals quote unquote and plus the Helen Dillard cancer and started out at the old mount zion and independent hospital and part of ucsf and childrens and the east bay and theyre going to be going through a shake down this coming here and there will be some positive experiences and some where they will be learning as if they did at mills and we both have the laguna honda positive and some areas of concern, so i really think the fact that we have an infrastructure where there is communication among our distinguished institutions that have been part of our history in the city and county of San Francisco gives us a unique opportunity to increase both what works and what we need to be aware of and what we should avoid whether it be he
Invest in in order to keep the infrastructure uptodate so we have to make a commitment as an organization that we will do invest in keeping our systems up to speed. Strategy really is not to invest 30 million immediately because that would actually exacerbate the situation because it creates peaks and valleys of investments, so what is proposed is Going Forward to stabilize the spend cycle to move to a five year refresh so its indeed 6 million every year instead of 30 million every five years. The risk of that is obviously this effort will lag behind the current lead but eventually caught up and everything will be refreshd and stabilized. It is my hope before the emr is rolled out that we will actually have done enough refresh to have a stable environment that we could put that on top of. We intentionally and with the help and support of katherines group at ocii looked to do something nor organic i want to talk about that and you can certainly ask questions we had 3 large Building Elements the arena and the two Office Building we wanted to balance the location and the adjacency so it if create negative space around this instead of setting the site up we actually set it up over and over gangly allowing it to flow for having seenly would the arena located also lets say slightly to the billboard site that freed up the site on third street this was really key to us we looked at the site in a number of different ways we located the arena we balanced the public space around it what we did was establish a series of pathways that are more organic and flowing and interesting to use than the lines of the overall fabric of mission bay so that leads us to the current matter of the plan quickly the ocii you see on our screen all right. What are the design goals for this project as i mentioned it has to be a vibrate landmark for the neighborhood and the city we have spent a lot of time thinking how to continue to enhance and bring nor life into thE Mission Bay he certainly well provide a mixed use to make sure the project fits into the fabric of the city and used all year and most importantly has a public space david mentioned it is a lead goal were targeted and commented committed to doing lead accomodation were targeting the no g h emissions and be immigrant with the sustainability requirements this is above and beyond local cal green and San Francisco requirements and how do we do that through the demands like balanced parking and the mass transit and bike parking green roofs and zero waste procurement and energy cac and other alternative sources like solar on site generation all right.
