Sarah Townsend The housebuilder has acquired development land on the northern fringes of Lytham St. Annes in Lancashire from Kensington Developments for an undisclosed sum. The 60-acre plot has been allocated for residential development in the Fylde Local Plan. Kensington initially obtained planning permission for up to 1,150 homes plus a nature park in 2012 – a scheme it named Richmond Point. Following further planning consents, Kensington began construction on the coastal site off Queensway in 2016 and has completed the first and second phases totalling 89 units. The remaining residential phases require the development of currently vacant land and substantial infrastructure works are needed to facilitate their delivery. Kensington subsequently marketed the scheme for sale to a developer keen to take on the works.

Sarah Townsend The housebuilder has bought a 10-acre site at Marton Moss, part of the 422-home Redwood Point development in the Blackpool suburbs, and wants to acquire additional land across the North West. The purchase of the site near Lytham from developer Kensington Developments is Elan Homes’ first site acquisition in Lancashire, it said. The value of the deal was not disclosed. The Cheshire-based housebuilder has bought the plot to develop the second phase – comprising 86 homes and known as Redwood Gardens – of the Redwood Point development whose first phase of 137 homes is completed and sold. Under Elan’s plans, Redwood Gardens will a choice of three- and four-bedroom homes ranging from 972 sq ft to 1,953 sq ft in size. The units will initially be marketed for sale off-plan, with a show home scheduled to open this autumn.
