The city issued building permits April 29 for the $26.4 million construction of the Aventon Sorraia, a $52 million apartment community planned near Jacksonville International Airport. Raleigh, North Carolina-based Aventon Companies is the developer and Aventon Construction South LLC is the contractor. The 24 permits are for 437,519 square feet of apartment, clubhouse, garage, pavilion, mail kiosk and trash compactor buildings. The 324-unit development previously was called Aventon Jacksonville North Apartments.  The company paid $4.25 million for the property at 13163 Ranch Road on April 15, according to the deed recorded April 20 with the Duval County Clerk of Courts.

Aventon Companies LLC announced April 20 it bought 18.86 acres in North Jacksonville for a proposed $52 million, 324-unit apartment community called Aventon Sorraia. The company paid $4.25 million for the property at 13163 Ranch Road on April 15, according to the deed recorded April 20 with the Duval County Clerk of Courts. Raleigh, North Carolina-based Aventon bought the land through Jax North Apartment Owner LLC from Blue Sky JAXAP LLC, according to the deed. In its news release, the company described the development as 12 three-story, “modern farmhouse-style buildings” with one-, two- and three-bedroom apartments. Burk Hedrick, Aventon Companies vice president of development, said in the release the project will fill an “underserved need for upscale apartment living” near Jacksonville International Airport.

City Council likely will vote April 13 on an infrastructure grant for a proposed $52 million apartment community near the Jacksonville International Airport. Raleigh, North Carolina-based developer Aventon Companies LLC requested a $250,000 infrastructure grant from the city for drainage, sod, ditches and road base improvements to Ranch Road to support the 324-unit development, according to documents file with the legislation. Two Council committees voted 7-0 on April 6 to advance Ordinance 2021-0192, which would authorize the grant.  Aventon Companies requested the public incentive through Jax North Apartment Owner LLC. The city is reviewing 24 building permit applications for the Aventon Jacksonville North Apartments on 18.86 acres at 13163 Ranch Road at a cost of $26.4 million.
