The expansion includes commercial property along Nameoki Road, and land for a proposed new rail yard in Venice. Madison County has four enterprise zones: Riverbend, Gateway, Southwestern and Discovery. The Southwestern Madison County Enterprise Zone extends from just south of Interstate 270 to Gateway Motorsports Park. Enterprise zones offer incentives to developers, primarily in the form of property and sales tax incentives, investment tax credit, machinery and equipment sales tax exemptions, and a utility tax exemption.
