Dubai: If you are a Dubai-based tenant or landlord, a new law which was proposed earlier this year is expected to benefit you, one way or another.
In January 2021, the Dubai Land Department announced that a new rent law was being proposed which would benefit both the landlord and the tenant due to the provisions that were aimed at protecting the rights of both parties.
According to Esraa Rhibani, Litigation associate at The Legal Group, the decree balances the rights of all parties, the tenant and the owner, and guarantees the rights of both the parties. Fixing the rental value in Dubai for three years will encourage investments in the Emirate, increase the occupancy rate of Dubai real estate, and support the stability of tenants in Dubai.
Dubai: Want your landlord to add a rent-freeze clause to the lease contract on the apartment or villa? Tenants are finding this is the one area they are not getting much of a response from landlords.
“We haven t seen any rent-freeze discussions happening in residential,” said Prathyusha Gurappu, Head of Research and Advisory at Core, the property consultancy. “What’s being offered instead are rent-free periods and that too mostly on a few longer lease term of two years and more.” (The rent-free periods are for an additional month or two in the contract.)
The last 18 months had seen some of the biggest movements ever in Dubai’s residential rental space, with tenants shifting to new homes to make full use of fast dropping rentals. After the pandemic, the shifts were happening to bigger premises, and for those who could afford it, to townhouses and villas.
Dubai: If you have an understanding, in writing, with your landlord on a freeze on rent, what can you do if the landlord nevertheless decides to increase the rent? A Gulf News reader wrote in asking this question.
He said: “I would like to seek Gulf News’ help to report about an issue – I had an understanding with my landlord in writing last year that if I decided to renew my contract for this year, I would be paying Dh152,000 as rent. This year, I prepared the cheques 10 days prior to renewal but the landlord rejected them. He said that he had changed his mind and the rent would now be Dh170,000 for this year, and Dh165,000 for the year after that, and Dh160,000 for the following year. Can you report on this matter to make landlords understand that this is unfair?”
