UAE: Rent increased despite written agreement – what can I do?

Dubai: If you have an understanding, in writing, with your landlord on a freeze on rent, what can you do if the landlord nevertheless decides to increase the rent? A Gulf News reader wrote in asking this question. He said: “I would like to seek Gulf News’ help to report about an issue – I had an understanding with my landlord in writing last year that if I decided to renew my contract for this year, I would be paying Dh152,000 as rent. This year, I prepared the cheques 10 days prior to renewal but the landlord rejected them. He said that he had changed his mind and the rent would now be Dh170,000 for this year, and Dh165,000 for the year after that, and Dh160,000 for the following year. Can you report on this matter to make landlords understand that this is unfair?”

Dubai: If poor maintenance of a residential unit is making the apartment uninhabitable, can you as a tenant leave without paying early termination charges? Since we took over the apartment, we have faced non-stop maintenance issues and the worst part is the severe mould infestation all over the place that has already affected our personal belongings in these months. 'A hammering pain: I can't live in my rented apartment because of loud noise'

Dubai: Everyone expects to come back home after a long day at work to an evening of peace and quiet. However, what happens if there are unexpected disturbances in your residential area, making it hard for you to live peacefully? A Gulf News reader wrote in asking this question. He said: “I recently rented an apartment and four days after I moved in, I started hearing a hammering noise from the floor above ours, on and off, on a daily basis. I raised a complaint regarding this issue but nothing was done by the landlord or building management to repair it. In fact, they told me that I am the only one who can hear this noise. Now, I wish to move out of this apartment in 60 days, without paying the penalty of Dh8,000 because I was not notified about this issue with the apartment. However, the landlord is not agreeing to cancel the contract early. What are my rights as a tenant? I would like to seek your assistance in this regard.”
