Its Unfunded Mandate that every municipality in the country is grappling with and they do recognize that and they have a clause in the recommendation that you implement as over time, but even though there is a stated compliance date, its prioritized by local agencies based on need and funding availability. I dont believe well be losing any funding over this, but we are very cognizant of the deadlines and taking it very seriously. One of the things we are doing is taking our data base of all the signs and converting it into a system where it becomes inventory control. Well know exactly where all the 200,000 signs of all the cities and the age of them when they were installed. One of their methods that their federal government allows us to use is to either go out to the field with a device and measure the reflectivity of each sign which is labor intensive and not practical

Itll be sent to department of finance for its approval and will be able to execute the ground lease. Staff will start the bond issuance process with the board of supervisors in november and finish in december. They will finish the ground lease early next year after the board of finance approves the disposition of the ground lease and financing will close no later than march and once financing closes construction can begin. In the winter of 2014 marketing plan will be submitted and it will be reviewed by ocii and mohcd staff. Marketing will begin in summer of 2015. In the fall of 2015 it will receive its the development should have 95 percent occupancy and finally by the winter of 2016 the developer will have closed the project and the loan, land will have transferred to the office of community development.
