SAN ANTONIO Record low supply, dozens of offers on a single home, people moving to Texas from out of state, and investors paying all cash to snap up house are all factors leading to a hot and competitive real estate market in San Antonio.
The area s home sales market continues to appear unstoppable, despite a pandemic and a historic winter storm.
Home sales in the San Antonio-New Braunfels Metropolitan Statistical Area increased 16.6% in March, compared to a year ago when the COVID-19 pandemic was just arriving in the area.
A total of 3,543 homes sold during the month, according to the Multiple Listing Service Report from the San Antonio Board of Realtors.
The average home sales price in the area rose 14.9% to $317,387, with the median price increasing 11.1% to $265,000.
However, months of inventory continued to remain low, with only 1.2 months available. The month ended with 3,698 new listings, 3,963 active listings and 3,457 pending sales.

If you’re hunting for a house in the San Antonio area, this market is probably giving you a headache.
Sales and prices rose by double digits in March, and inventory reached a record low, the latest data from the San Antonio Board of Realtors shows.
Buyers in Bexar County and surrounding counties snagged 3,516 houses last month, a 16 percent increase from the previous March, and the median price surged 12 percent to $268,500.

Home sales cooled in the San Antonio area in February as the winter storm left properties damaged and delayed closings.
Icy roads and power outages temporarily set back transactions. Pipes ruptured during the freeze across the region.
Buyers in Bexar and surrounding counties closed on 2,413 homes in February, a 0.75 percent increase over the same month last year, according to the San Antonio Board of Realtors (SABOR).
The market has been on a hot streak for months, and sales rose 22.4 percent in January. But despite the brief slowdown caused by the storm, sales in February still ticked up, said Cher Miculka, SABOR’s board chairman.
