The Hoboken City Council could decide on reaching a Monarch settlement with Ironstate Development that would also determine the immediate future of the Department of Public Works garage tonight, though elected leaders are clearly split on the sense of urgency here.

According to Mayor Ravi Bhalla, the proposed redeveloper agreement heading before the council transfer both the Monarch property and 800 Monroe St. to the city for open, public space.
Additionally, this would add 30,000 square feet of commercial retail space, along with 321 market rate units residential units and 40 affordable units, to the DPW garage site at 256 Observer Highway, which would allow the city to stay at that for location for up to three years – with a $500,000 incentive if they vacate the space in two years or less.

The Hoboken City Council has designated 1500 Clinton LLC, Bijou Properties, as the conditional redeveloper of 1500 Clinton St., after much discussion.

Plans made for Hoboken’s ‘final frontier’
Council adopts North End Redevelopment Plan ×
Plans envision the existing industrial area as a mixed-use residential neighborhood with ground-floor commercial space, bike lanes, a linear park, and a new light rail station.
Potholed roads and industrial blocks with warehouses and parking lots in Hoboken’s northwestern corner are set to be the new home of a mixed-use residential neighborhood, now that the City Council has adopted the North End Redevelopment Plan.
The plan re-imagines 30 acres of Hoboken’s primarily industrial northwest and sets the permitted uses and development standards for the North End Rehabilitation Area roughly bounded by the 14th Street Viaduct to the south, Park Avenue to the east, 17th Street to the north, and the Palisades Cliffs to the west. The Hudson Bergen Light Rail line runs along the western and northern edges.

The North End Redevelopment Plan was originally introduced to the Hoboken council for consideration on January 27th.
After input from residents, the plan was amended to include a protected bike lane on 15th Street, a requirement for the linear park in the plan to be open 24 hours a day without barriers to access, incorporation of Vision Zero improvements on Park Avenue and Willow Avenues within the North End, greater pedestrian connectivity between Hoboken and Weehawken, a requirement that utilities be built underground, and more.
