The seven-member committee tasked with advising Teton County on the ongoing neighborhood planning process for northern South Park didnât reach any firm conclusions Thursday and Friday.
Instead it spent four hours over two days brainstorming what should be considered when the town- and county-funded consultant Opticos Design Inc. and its team come up with three âalternatives,â or options, for how northern South Park could be developed. There will also be a fourth âno action alternativeâ that will lay out what could happen if the area is developed under existing zoning.
Open space, pathways and transportation were all discussed.
But the most consistent conversation concerned density and how many units of housing could be developed in the area just south of High School Road. The steering committee did not, however, land on a set of numbers for the county and its consultants to study in the âalternativesâ that will be presented in coming weeks.
It will hold a virtual meeting about the new zone it s proposing at 6 p.m. Thursday.
The area in question is largely residential and stretches from Lily Lake Drive to Cheney Lane, and across 390 to the north from Kennel Lane to Raintree Road. Lots zoned NC-TC, BC-TC, R-TC could be affected.
Teton County is largely zoned based on the vision laid out in the 2012 Jackson/Teton Comprehensive Plan. Teton County Senior Long Range Planner Kristi Malone previously told the News&Guide that, when that plan was approved in 2012, it necessitated a countywide rezone to bring older zones established under the guidelines laid out in previous comp plans in line with the new vision document for the community.
After hearing concerns about transparency, Teton County commissioners have opened up to the public future meetings of the committee overseeing planning for growth in northern South Park.
âNorthern South Park is the future of our community,â Brooke Sausser told the Teton County Board of County Commissioners on Monday. âIt will be home to future generations of Jacksonites. Itâs something we all have a stake in, and thatâs why I was shocked and disturbed to hear that the steering committee met in private.
âLetâs not let an unhealthy black box of secrecy be what makes this plan controversial,â she said. âWhat we need is a transparent, good faith, authentic public process.â
