Reporter twitter announced today its going public with a tweet. Hour s1 will be filed publicly momentarily. This tweet does not constitute any offer of any securities for sale. Reporter still have 46 characters left on its 140 limit. But apparently didnt need them. This is the most highly anticipated stock debut since facebook which didnt go so well. It didnt. And there may be something as we comb through the filing papers lurking in those in twitters ipo filing that gives us pause. Reporter facebook has since made up the losses. Are you among those who wished they would have bought facebook or google and say not again, im buying . Our insider molly wood says take pause. My take is that they have nothing to do with ordinary investors. And that you or i should we manage to get in would buy a small amount at a price thats already been inflated by private investors. Im thinking no. Reporter for the hundreds of twitter employees who traditionally are allowed in early for ipos, thats a different story. There could be hundreds of new millionaires even a few billionaires running around San Francisco. All right. Right now, twitter has about 2,000 employees and theyre in the old San Francisco furniture mart. They want to expand and they are talking about moving into a building on the other side. The city has given them a 25 tax break just to move in because they really wanted twitter here. There were some complaints, protests in front of the building today saying hey, why are these millionaires getting 25 tax breaks when there are still Homeless People in front of the building and someone brought up the bart people that arent make the money they are asking for, labor versus management. 25 tax break . Ipo . There are some very happy people here at the corner of 10th and market. At twitter, Mike Sugerman, kpix 5. And as twitter expands its footprint on midmarket, the powerful economic forces riding the tech boom root deeper into central San Francisco. And that means life in one of the citys toughest neighborhoods just got a little tougher. For johns small art studio, this was moving day. I lost out early on a location in the mission where we had been for 3. 5 years which we loved. Reporter but soaring rents forced his hand. When theres a boom like this, its almost impossible for artists to find spaces to work out of. Reporter so now, he is the newest Small Business owner in the tenderloin where existing Business Owners know the reputation. Growing up it was always kind of a neighborhood that you didnt want to go to. A lot of drug dealing. A lot of drug use. Reporter but none of these entrepreneurs are here in hopes of seeing the neighborhood get cleaned up. I have no desire to redefine the tender loin. Thats going to happen regardless of what we do. We need to survive and we need a place to work. Reporter at the nearby ever gold gallery, Andrew Mcclintock says survival is already getting tougher. The way that i mean its been moving in the last year, year and a half, you know, we might have to move to, like, bayshore. The common complaint just from talking to people in the cafe is, were being outrented and a lot of people are leaving and going to oakland. Reporter Something Else everyone agrees on is whats driving this change. The big change comes from the big money, you know, the guys at twitter and what else is going in, in midmarket. That stuff is going to change the face of the tenderloin. Reporter a neighborhood thats already the next real estate battleground of the second tech bubble. You will see a big change in in this neighborhood in the next six months to a year in the tenderloin. We will see this final frontier of this gentrification push. We have our fingernails in and we kind of grabbed a hold of a spot we can barely afford. Were aware that we are very tiny in this larger picture and theres big, big money that would be more than happy to have us move on. And thats what the city is in danger of right now is its going to lose its soul. All these neighborhoods changing, right before our eyes. All three of these Business Owners we spoke with say they are pretty sure that they have a few years left in the tenderloin but only because they recently signed multiyear leases. And facebook is expanding to real estate. The social media giant plans to build nearly 400 new apartments on ten acres of land off marsh road in menlo park. That is walking distance to its headquarters. The 120 million complex will have everything from a convenience store, sports pub, private swimming pool, to a doggie daycare. The success of social media sites made a lot of young bay area tech workers a lot of money. And, of course, that contributed to our real estate boom. Kpix 5 reporter ryan takeo shows us as home prices rise, so have the number of high priced sales. Reporter if you value quiet and are willing to pay for it check out walnut creeks hacienda drive. For 13 years since 2000. Reporter manuel and his family have settled in nicely because thats how its done here. I would say that this street has a lot of character. Reporter but character and real estate does not come cheap right down the street from the family are two examples. 1048 hacienda just hit the market at almost 1. 5 million. The house next door to that just sold for 1, 165,000. Reporter Kelly Mccormack is the realtor on both houses and says its good now if youre a seller but buyers are seeing better signs too. Either the lending environment is more conducive, you know, theres confidence building, theres a lot of purchases that were put off for many, many years finally there. Reporter and the stats bear that out. 273 luxury homes were sold this august, up 74 from the same time last year. Luxury homes in this case mean anything over a Million Dollars likes these two. But walnut creek did not top the east bays list for most ruskly homes sold in the month. That happened closer to the silicon valley. Nearby danville pulled in the most luxury home deals in august with 28. Fremont and oakland were next with 24. And san ramon and pleasanton were not far behind. Its nice to know that, you know, youre getting the appreciation back in your house. Reporter houses on hacienda are almost at prerecession levels. People just want to buy and stay, you know, raise their families. So thats what were doing. Reporter for families not looking to move, these for sale signs are good signs. In walnut creek, ryan takeo, kpix 5. The realtor ryan talked to thinks the boost in sales is a combination of our improving economy and rising home prices. We say this every night. We tell you how far away we are. Just one week away now from a second potential bart strike. That is when the 60day cooling off period will end and the unions have already warned they will walk out. Linda yee tells us, there was some progress today with negotiations. Linda. Reporter ken, this is the first time during the 60day coolingoff period that we can report that there is some progress in the talks but we have not heard yet that this entire thing has been settled but the good news is that there could be some light at the end of the tunnel. Now, they have been upstairs. They have been looking at the unions latest offer on wage increases and they are still in there crunching the numbers. Both sides are still apart on pay raises. But Union Leaders believe their latest offer will move them closer to an agreement before next weeks coolingoff period is so far. So were expecting an agreement. We see no reason that they shouldnt agree to what weve proposed today yesterday. Reporter the union has come down from its original request for a 21 raise over three years. Bart says the latest offer is encouraging. So we appreciate that the offer thats been made by the unions, we have been working hard since we were received the offer to look at the cost of it and to see what we might say in response. Reporter heres how the two latest proposals compare. Lets take the average union [ signal breakup ] just over 70,000 in base pay. Under barts fouryear contract, workers would get a 2. 5 raise each year. The unions insist on only a threeyear contract. The first two years, they want a 3. 75 raise and a 4 raise in the final year. So after three years, the difference for the workers is just over 3,000. The unions also want an additional raise based on the ridership increases over bart projections. Now, the latest poll by the Bay Area Council shows that 63 of the residents where bart serves insist that the bart workers should accept barts latest offer. Only 6 say that bart should accept the unions offer. Reporting live in oakland, linda yee, kpix 5. Those talks are scheduled right up until the end of the coolingoff period. But they plan to take a break on sunday. Other bay area headlines, a vigil under way right now at San Franciscos holly park for a mother who was hit and killed by a city worker. 35yearold Christine Svanemyr was killed last month at the park in bernal heights. Community members are calling on the city to press charges on the city parks worker who was behind the wheel. A small plane had to make an Emergency Landing on capitol expressway in san jose this morning. Police say the pilot had to bring the plane down after a malfunction shortly after take off. A Pilot Instructor and trainee on board were not hurt. An Office Building in santa clara was evacuated this morning because of a gas leak. Investigators say a backhoe operator accidentally struck a gas line on Great America parkway. It took an hour for crews to cap that line. No one was injured. A limo driver told San Francisco police that he crashed his car in San Francisco after someone in another car fired shots at him early this morning. From her time on the council to the time as mayor, i have been disappointed in her nonresponsiveness to our needs. Reporter a longtime resident, charles pine says mayor quan has failed to address public safety. The crime situation today is worse today than it was even during the crack epidemic. Reporter others question the mayors credibility and leadership skills. She could have been a stronger leader without micro managing. Reporter the poll shows 24 of the respondents see the mayor favorably. 62 dont. Even her oneterm predecessor ron dellums had slightly better numbers when he was leading. She has been a very good mayor and she is up against unbelievable odds. Reporter pamela drake worked a few years ago to elect mayor quan. She believes the mayor did a great job reorganizing the police department. I think what she has done set the groundwork to completely for a new oakland. Reporter if the mayor wants to keep her job, crime has to go way down. Mayor quan declined to talk on camera. She did offer this statement saying the city has made some progress when it comes to crime. She admits, the city must do more and do it faster. She says, she is determined to make oakland safer. Al says, folks shouldnt be alarmed. They look ferocious. Surprisingly the most tarantulas at least in the United States are harmless. We pick them up in the correct way, we can look in here and they got some pretty good sized fangs. But they really dont use them on us much. Reporter i would prefer not at all. But thats just me. Tarantulas are found throughout california. And females like this colorful species from argentina often live 20 years. She is also a pet so she is very well fed. Reporter a pet . Yes, she is a pet. A driver sped off toward the capital weaving in and out of traffic with the secret service in pursuit. Police almost had the driver cornered against sidewalk barricades near the Capitol Building but the driver backed up into a squad car and sped away. Thats when the shots rang out. [ shots ] reporter because of the chase and shooting the capitol complex was locked down. Tourists outside were ushered inside by capitol hill police. The chase ended when the car ran a curb. The driver, who was shot multiple times, later died. A young child was also found in the car. The child is approximately a year old and is in Good Condition and in protective custody. Reporter identification information found on the driver sent police to a home in stamford, connecticut. Investigators are looking into why the woman rammed the barricade but says its not an accident. Reporter the only factors insurers can use to determine your rates are your age, the size of your family or how many people you want to cover, and where you live. The nine bay area counties are divided into six regions with each offering different insurers and varying rates. But no matter where you are, even tobacco use wont raise your rate in california. We are going to warm up to the coastline close to 80 on saturday but its also windy and thats the key to the fire danger that well talk about in a minute. High pressure building offshore will also enhance that warm flow of air. It changes next week. Well keep the sunshine but the flow comes from the west. Its an onshore flow and starting monday temperatures drop because the Ocean Temperatures sitting at 53 degrees sitting just offshore. So as soon as we get that flow from the pacific, temperatures will fall and thats coming up next week but you will have a warm and sunny weekend close to 80 along the coast and if were 80 there, well be well into the 80s elsewhere.
