Now these predictions are set in stone and they're not always right but housing markets can continue to grow but have slower pace due to affordability you have seen similar pull back and say things are a little too expensive for me. In the buyers $2700.00 to see houses go fast on the market you're going to see new construction slowing now single family new construction increased by 9 percent in 2016 but it's much much lower than the store call our it is due largely to labor shortages I've got a friend who's a construction guy does a lot of home remodels and it's fascinating and his wife talks because I work they do some soccer work with her. That that's definitely changed you know the way that they want to handle qualifying and you know it's loosening up a little bit from from where they've been over the last 3 or 4 years but not nearly what it was like back in 20056 and 7 leading up to the you know the crash but what I think they're talking about here is more access to homeowners not just Fannie Mae Freddie Mac. And f.h.a. And v.a. U.s.d.a. Just as standard products but you know the jumbo products are loosening up and guidelines credit scores are coming down. But there's really portfolio lenders out there there's private lenders. Then you have Trump saying that he may privatized Fannie Mae and Freddie Mac. Which will get more competition on the private side and that that I think is really the big picture and a couple of things to consider companies like Bank of America j.p. Morgan Wells Fargo Quicken they all introduced mortgages last year with as little as one to 3 percent down the aisle we're getting in that's what happens you get really disappointed you don't give anyone a loan unless they're super qualified and then you loosen that discipline and you give it to everyone and that's when you get into trouble so the saying in the market is I love that you just raised your head that's hilarious he raised his head go ahead Mr Mendez. You know as a family I think it's important for you to decide your goal. Put a stake in the ground everything starts with a firm decision with your commitment. You gotta define that success is to you and your family. I like the Bay Area I don't love the Bay Area I think it's too expensive and I think it's I see too many people basically lose their mind working too much. But you gotta know when to unplug I think success really can be almost anything. And you need to let your kids know that so make success important. If you sit around looking for a job for a year and a half 2 years Ok you're kids are going to think we're sitting around Ok. It's not so regardless of how you define success you've got to make it important so there's different types as cuts right there's financial success. There spiritual success there's physical success mental emotional philanthropic communal or family. He probably won't be able to I'm all going to you know make success important to you. Help your kids visualize for kids the future is a little hazy in abstract. Once you get your kids at the age where they can read and write how to write down ideas have them visualize you know what you want to be when you grow up. And let them dream big and no dream is under realistic so. I don't know what you made a decision to have a home filled with success and happiness you know you'll figure out the habits to get there but it's really important you start with your children because I think they're going to do a lot more than your ideal so. That reserve is talking right now and they're seeing more rate hikes in 2017. Again I think that's going to be a more material fact this in a lot of what Trump and can't do. But we're still at really low interest rates. So we're going to be playing with that in our heads Ok. So.
