One phone call ended a bitter battle pitting the citizens of Mile End against one of the city’s most prominent real-estate firms. On Friday, Danny Lavy, co-owner of Schiller-Lavy Realties, called up Stephen Welch, the 68-year-old owner of venerable Mile End bookstore S.W. Welch, and said: Let’s make a deal. Late last month, a For Rent sign went up in the window of S.W. Welch on St-Viateur St. and almost immediately locals were up in arms, angry that another small indie business was seemingly being pushed out of the ‘hood because a landlord was demanding a hefty rent increase. Welch and Lavy have agreed to a two-year lease at $2,750 per month, up from the current rent of $2,000, but below what Schiller-Lavy originally asked for. Welch says he is going to retire at the end of the two-year lease. ....

There’s a sandwich I’ve been dreaming about for years. Spicy Hungarian salami on a fresh, soft cheese bun, with lettuce, tomatoes, extra pickles the whole thing fairly dripping with mayonnaise and yellow mustard. That was my sandwich at Boulangerie Clarke, the beloved Mile End shop that closed in 2015. How exactly this came to be my sandwich, I couldn’t tell you. In the regular course of things, it never occurs to me to eat spicy salami. But that’s what I chose off the board the first time I was there, and I don’t believe in messing with a good thing. Even with extra pickles, the whole sammie only cost about $5 an extraordinary bargain for a made-to-order lunch on a freshly baked bun roughly half the size of your head. Between the liberal toppings and the lavish saucing, it was a five-star and five-napkin sandwich. ....

There’s a David versus Goliath battle going in the heart of Mile End, and it looks like Goliath has the upper hand in this all-too-familiar tale of gentrification in a hot hip neighbourhood.
Goliath in this case is Montreal real-estate firm Shiller-Lavy Realties, which owns several buildings on St-Viateur St., and the underdog fighting for its life is the venerable independent bookstore S. W. Welch. The used bookstore is currently paying $2,000 a month in rent and owner Stephen Welch last week told Schiller-Lavy, his landlord, that he could afford to pay about 25 per cent more when the new lease would start in August. ....
