London exodus drives UK rents to six-year high


Homes in some areas are being snapped up within two weeks of being advertised

Rents outside London have hit a six-year high thanks to a flood of tenants leaving the capital for towns and smaller cities.
Landlords have reported overwhelming demand for homes, with some properties being let within 14 days of coming to market. But London has bucked the national trend, with rental growth set back by at least five years in many parts of the city following a pandemic-fuelled population exodus. 
Record demand for rentals outside of London has driven average asking rents in the UK, excluding the capital, to £982 per month. The figure is 4.2pc higher than the average recorded in the first three months of 2020 and is the highest annual rate since 2015, according to property website Rightmove.  ....

Business high-flyers relocating to the UK could struggle to find a home amid an impending rental drought this summer. 
The number of executives moving with their families for work and searching for a rental property is on the rise again ahead of an en masse return to the office.  
Searches by relocation agents, who assist senior international executives moving to the UK, are four times higher than in April last year, according to property giant Knight Frank.  ....

The news is dominated by Covid-19 – and plans to lift lockdown. Northern Ireland and the Westminster lobbying scandal – plus Prince Philip’s funeral, of course – are also rightly generating reams of coverage.
Yet away from the bulletins, perennial policy issues remain unresolved, blighting the lives of millions. Perhaps the most pressing is housing.
The UK has a chronic housing shortage. We need around 250,000 new homes each year to meet population growth and household formation. Housebuilding hasn’t reached that level since the late 1970s. ....
