San Fernando Valley median home price hits record high $945,000 Published LOS ANGELES - The price of a home in the San Fernando Valley hit a record high last month with a median of $945,000, up 26% from the same time a year ago, the Southland Regional Association of Realtors said Monday. The month s sales surpassed the previous record set in April, when the median sale price was $935,000, and it was only the third time on record that the median price of a single-family home in the San Fernando Valley reached over $900,000. Interest rates near historic lows fueled strong Valley home sales last month, pushing prices higher even as the inventory of homes for sale fell to a record low, according to a Southland Regional Association of Realtors report. The median price of resold homes in the San Fernando Valley came in at $835,000, up 12.8 percent over January last year. Condominiums had a median price of $485,000, up 15.5 percent from a year ago. On the inventory scale, for the first time since the association began tracking monthly sales in 1986, the number of homes and condominiums for sale in the San Fernando Valley fell below the 700 mark.
