City extends incentives package to company redeveloping Horlick complex


RACINE — A new training program is expected to help City of Racine residents obtain jobs.
In addition to increasing the value of what was abandoned property, J. Jeffers & Company will abide by the Racine Works Program required of developers with incentive agreements with the city.
RWP aims to increase employment for Racine residents who are either underemployed or unemployed.
Developer incentives
The city is offering J. Jeffers & Company three development incentives: a utility grant, a loan and a developer-funded TID (tax increment district).
The $500,000 utility grant for infrastructure improvements on the site will come from the storm water utility and the sanitary sewer surcharge. ....

State Treasurer Godlewski & Mayor Cory Mason Announce BCPL Approves $5.5 Million for Downtown Hotel Project to Spur Economic Development in Racine
 
RACINE, Wis. State Treasurer
Sarah Godlewski and the City of Racine announce the approval of $5.5 million in financing from the Board of Commissioners of Public Lands (BCPL) for the redevelopment of the historic Zahn’s department store site into a new boutique hotel in the City’s historic downtown.
The result of this creative public-private partnership will result in the restoration and renovation of the historic 1925 building into an 80-room hotel in downtown Racine overlapping Monument Square. This unique development will feature a rooftop bar, banquet space, and cafe, along with extensive green building technology and hopes to be the state’s first LEED Platinum Certified hotel. Construction is set to begin in June and will open to the public a year later. ....

An oversized lobby, with a large fireplace, just inside the entrance from Monument Square
Christopher Adams — chief technical officer for Dominion Properties of Milwaukee, who is developing the hotel — said the lobby will be open to the public.
“It’ll be the living room of Racine,” Adams said. “People can just come in and chill.”
Adams added the café/restaurant will have a pizza oven and outdoor seating. The boutique hotel concept of the new hotel will be European-style, he said, and will “engage Monument Square.”
Hotel Verdant will be a restoration of the Zahn’s building; Zahn’s Department Store occupied the building from 1890 to 1981. Mason emphasized the new hotel as an example of saving and reusing historic buildings in Downtown Racine. ....

Hotel Verdant is a new boutique hotel that is slated to open in Downtown Racine in 2022. The hotel will take over the former Zahn s Department Store building in Monument Square. It will commence construction in the summer.
