What $1.7 Million Buys You in Massachusetts, New York and Washington

Oak Bluffs, Mass. | $1.695 Million
A one-bedroom, one-bathroom, seasonal waterfront cottage with a detached two-bedroom, one-bathroom guesthouse, on a 0.25-acre lot
Oak Bluffs is one of six towns on the island of Martha’s Vineyard. This three-season property is in the East Chop area, on a sliver of land between Vineyard Sound and Crystal Lake, on which it has almost 150 feet of frontage. Known as the Doll House because it is tiny, the main house is a converted early-20th-century fishing shack. It is half a mile west of the East Chop Lighthouse and a mile and a half northwest of the Flying Horses Carousel, which was acquired from Coney Island in 1884 and is the oldest platform carousel in the United States (and one of very few with a brass ring). The property is in a FEMA VE zone that requires flood insurance. The house has flooded more than once, most recently in 2018. ....

No joking matter - The Martha's Vineyard Times

We’d like to remind you lead is highly poisonous. There’s no such thing as a safe exposure level to it. For kids, lead is particularly harmful, stunting the brain in ways often difficult to initially detect. It doesn’t take much to deal out such damage.
With that in mind, we are at best puzzled by the behavior of members of the Oak Bluffs board of health and the town’s health agent in a Feb. 23 meeting. During their discussion about East Chop Light, folks at the meeting understood lead paint contaminates the grounds there. By grounds, we mean at least the 60-foot by 60-foot federal plot of land the lighthouse sits on. Two Coast Guard studies have found lead in the soil there. A third study was recently completed. Results are expected next month. Did we happen to mention lead doesn’t biodegrade? Lead can remain in the soil indefinitely. This makes it likely the lead found in the lighthouse soils in 2003 and 2007 will be det ....

From time to time, The Times will feature dispatches from Islanders around the globe. This week, Nicolas Ruderman writes again from Paris. Ruderman has spent his summers on East Chop since he was born (19 years now). He is Franco-American, and during the school year, lives in Paris. He is a second-year student at l’Ecole W, a media school. He is also a second-year student in acting at the Cours Florent.
We’ve already passed February. While vaccines are being progressively rolled out, the French government hesitates to implement a third lockdown. In the meantime, as I do my best to keep up with my online classes, I thought of a few simple things that help me (and which maybe can help others) stay optimistic: ....
