Revamp of Boots' upstairs into Grade 'A' offices presses ahead


The transformation of the upper floors of retailer Boots in Belfast city centre into high-end office space has begun.
Developer Bywater Properties and joint venture partner Ashmour are carrying out the redevelopment - though Boots retail operations on the ground and first floor are unaffected.
The scheme is the latest big office project to take a step forward despite the Covid-19 pandemic leading led to declining use of office space - for the short-term, at least.
The completed project will be called 35DP and will have nearly 30,000 sq ft of modern offices. It will also add a coffee kiosk next to the main office entrance on Donegall Place, as well as a shop facing on to Fountain Street. ....

Major Belfast office scheme 'on track for 2022'

A project to create a transformative 200,000 sq ft grade A office development in Belfast city centre - which could accommodate up to 2,000 employees - is on track for delivery towards the end of 2022.
Wirefox, which is leading The Paper Exchange project at 43-63 Chichester Street, said the plans had been boosted by a £20m loan facility by the Northern Ireland Investment Fund.
The development has an anticipated market value of more than £70m. Heron Bros Ltd has been awarded the contract to complete the landmark 11-storey development, securing jobs for 100 employees during the entire build phase.

£20m boost: Loan for new Belfast office block


A grade A 11-storey office development in Belfast city centre with room for 2,000 people has won £20m in loan funding.
The Paper Exchange, which is being developed by Co Down property company Wirefox, is receiving the money from the NI Investment Fund.
The 200,000 sq ft block should be ready by the end of 2022. It will cost £45m to build and have a £70m market value when finished. But the project is advancing at a time when many offices are underused after companies adopted working from home during lockdown.
However, Savills director Gareth Howell, whose agency will market the building to potential occupants with Colliers, said: Even allowing for remote or hybrid working into the future, demand for the very best professional accommodation in the right location is still required to meet demand in this area. ....

Speculative Belfast office project given £20m from Executive-backed loan scheme to plug void created by pandemic


ONE of the largest speculative office developments under construction in Belfast has received £20 million from an Executive backed loan scheme.
Co Down investment firm Wirefox is behind the £45m Paper Exchange project on Chichester Street in the city centre.
Set to be completed by the end of 2022, the 200,000 sq ft building will be capable of accommodating up to 2,000 workers.
Derry construction firm Heron Bros is constructing the 11-storey building, which Wirefox expects will have a market value of around £70m.
Wirefox said yesterday that the project remains on target following the commitment of a £20m loan facility from the Northern Ireland Investment Fund (NIIF). ....
