Dan Whelan Office take-up across the nine biggest cities outside London reached 783,420 sq ft in Q1 of 2021, down 41% on the 10-year quarterly average, as the pandemic continues to impact the sector. Manchester was the best performing of the regional cities in terms of city centre lettings, recording 234,000 sq ft of transactions in the first three months of 2021, but this was down from 309,000 sq ft for the same three-month period in 2020, according to Avison Young’s Big Nine report. Meanwhile, Liverpool completed just 24,000 sq ft of deals in the same three-month period, down 50% year-on-year. Leeds city centre, with deals totalling 145,000 sq ft, came in second behind Manchester while only Cardiff, which saw 14,000 sq ft of deals completed, performed worse than Liverpool in Q1. ....

Total office take-up in Q1 reached 234,258 sq ft, down from the 349,513 sq ft in the fourth quarter of 2020, and 306,000 sq ft in the year-earlier period, according to the latest figures from the Manchester Office Agents Forum. Still, the market is maintaining “gradual momentum” as real estate and the general economy recovers from the pandemic, MOAF said. South Manchester was the best-performing office market, where take-up totalled 92,797 sq ft – in line with the 94,838 sq ft recorded in Q4 2020 and well above Q3 2020’s total of 39,174 sq ft. ....

Claremont completed the works at the Parsonage Gardens landmark to designs by Sheppard Robson, also the architect when then-asset manager Catalyst Capital commissioned a £16m overhaul in 2017. The building is now under the management of PGIM. Arkwright House was at one time the headquarters of the English Sewing Cotton Company. The building offers floorplates of up to 15,000 sq ft. Colliers International and Avison Young are the retained letting agents for the building. Conor Walmsley, surveyor at Colliers, said: “Inspired by the changing attitude to working environments, we wanted to create a business lounge with additional breakout areas and more informal, socially adaptable space for our tenants to meet. ....
