The Sussex development will never end

Have the Sussex County Council, the Sussex County Planning and Zoning Commission and local municipalities denied one development application in the past 10 years in southern Sussex County? With developments cropping up everywhere and on every roadway in this region, a region plagued with traffic gridlock and overcrowding, it appears that every development application, whether for 100 homes or 1,000 homes, is approved. This is often without regard for reasonable conditions requested by concerned residents. Take Scenic Manor on Arnell Creek in Rehoboth as one example. Clearly, the development explosion will not end until every foot of open land is built up and all travel in the region is slowed to a crawl.

Scenic Manor bringing 319 new homes to Mulberry Knoll Road in Lewes

Over 300 new homes are coming to the southern side of Mulberry Knoll Road in Lewes. It s a bucolic stretch of road off Route 24 that typically sees just 280 vehicles daily, according to a 2019 traffic study. But Scenic Manor, which plans to develop about 167 acres on either side of the road, will bump traffic numbers up over 3,000, according to the same study. The Sussex County Planning and Zoning Commission approved Land Investment, LLC s plan for the 319-home Scenic Manor development on April 22.  But their approval came following an April 8 meeting in which they received a petition with over 500 signatures and heard from about a half-dozen people who oppose the planned development.

Lewes  Delaware  19958United States With a 4-1 vote at its April 22 meeting, Sussex County Planning and Zoning Commission granted preliminary approval to plans for a subdivision along Mulberry Knoll Road south of Route 24 between Lewes and Rehoboth Beach. Developer MKR Land Investment LLC has plans for Scenic Manor, a 319-single-family-lot standard subdivision, on 166.8 acres on both sides of Mulberry Knoll Road, with 258 lots in the eastern section and 61 lots in the western section. The parcel is a mix of farmland, woods and wetlands, and is bordered on the west by Dorman Branch and on the east by Arnell Creek. It contains 20 acres of tidal wetlands and 5 acres of non-tidal wetlands.
