Dubai: If you have an understanding, in writing, with your landlord on a freeze on rent, what can you do if the landlord nevertheless decides to increase the rent? A Gulf News reader wrote in asking this question. He said: “I would like to seek Gulf News’ help to report about an issue – I had an understanding with my landlord in writing last year that if I decided to renew my contract for this year, I would be paying Dh152,000 as rent. This year, I prepared the cheques 10 days prior to renewal but the landlord rejected them. He said that he had changed his mind and the rent would now be Dh170,000 for this year, and Dh165,000 for the year after that, and Dh160,000 for the following year. Can you report on this matter to make landlords understand that this is unfair?” ....

Since we took over the apartment, we have faced non-stop maintenance issues and the worst part is the severe mould infestation all over the place that has already affected our personal belongings in these months. We requested the real estate broker to inform the landlord that we want to vacate the apartment since the mould problem could not be solved and the monthly repairs have severely affected us. The broker responded that as advised by the landlord, we could leave the apartment anytime but we would have to pay the early termination charges. We already suffered living in a dirty house as the wall paint keeps getting scraped off and ....

He said: “I recently rented an apartment and four days after I moved in, I started hearing a hammering noise from the floor above ours, on and off, on a daily basis. I raised a complaint regarding this issue but nothing was done by the landlord or building management to repair it. In fact, they told me that I am the only one who can hear this noise. Now, I wish to move out of this apartment in 60 days, without paying the penalty of Dh8,000 because I was not notified about this issue with the apartment. However, the landlord is not agreeing to cancel the contract early. What are my rights as a tenant? I would like to seek your assistance in this regard.” ....
