19 th April 2021 10:11 am Average asking prices jumped by 2.1% in the month to April and by 5.1% year on year to reach a record £327,797, according to the latest index from Rightmove. The increase of £8,733 was only the second time in five years that prices have jumped by more than 2% in a month. Properties are selling at their fastest rate on record, with the average time from listing to an offer being agreed reducing to just 45 days in April. Almost one in four properties that had a sale agreed in March had been on the market for less than a week, which is the highest rate ever recorded. ....
The housing market has once again been kicked into life, according to Tahir Farooqui, chief executive of Canopy. Early March saw the extension of the stamp duty holiday, causing a fresh wave of demand from people looking for new homes and hoping to benefit from slashed costs. Farooqui warned, however, that this is causing an artificial inflation of house prices across the UK, as sellers seize the opportunity to up asking prices and buyers compete for available homes. He said: “As a result, it’s all too easy for hopeful first-time buyers to fall behind in the race. “While 95% mortgages will be reintroduced this month, the problem remains that hopeful homeowners need to be considered creditworthy enough to secure a suitable mortgage in the first place. And in a competitive market, this is even more difficult.” ....
