Breckenridge business leaders oppose recent town council ideas in public letter

Photo by Liz Copan / Studio Copan A letter opposing recent actions and discussions of the Breckenridge Town Council stirred the pot at Tuesday’s council meeting. Mayor Eric Mamula responded to the letter, and community members chimed in during the public comment period asking the council to work with them to address the lack of attainable workforce housing in town. The 71 signatures on the letter included both individuals as well as people who signed for their business, including Breckenridge Grand Vacations CEO and co-owner Mike Dudick, Breckenridge Resort Managers President Toby Babich and Breckenridge Associates Real Estate founding partner Rob Neyland. The letter was labeled “One Voice” in an email that was sent to the Town Council and forwarded to the Summit Daily News.

Breckenridge amenity club ordinance tabled

Breckenridge Grand Vacations’ Grand Colorado property is pictured Nov. 6, 2019. Company CEO and co-owner Mike Dudick said at Tuesday’s Breckenridge Town Council meeting that he feels the company is being targeted by the council legislatively through a proposed amenity club ordinance. Photo by Liz Copan / Studio Copan Breckenridge Town Council on Tuesday struck down an emergency ordinance intended to regulate amenity clubs. The subject has been a topic of Town Council meetings for nearly a year, and while it seemed an agreement was reached at the last council work session, five council members voted “no” on a proposed amenity club ordinance at Tuesday’s council meeting after a lengthy public comment from Breckenridge Grand Vacations opposing the ordinance. While two council members stated that they didn’t agree with much of the comment, council members said they wanted to take more time to adopt an ordinance.

Breckenridge to include timeshares, fractional ownership in code updates addressing amenity clubs

Breckenridge Grand Vacations Grand Colorado property allows fractional owners to use the property’s amenities on a day-use basis as parking and other availability allows. As Breckenridge prepares code amendments to address amenity clubs, fractional ownership models will also be addressed. Photo by Liz Copan / Studio Copan The Breckenridge Town Council has been working on code amendments to help regulate day-use amenity clubs in town, and officials determined last week that restrictions for day uses at timeshare and fractional-ownership properties should get an update, as well. They’ll likely be regulated somewhat differently, though. Amenity clubs, like Gravity Haus, can have both commercial and residential components because while guests can stay overnight, they can also use amenities such as pools and gyms on a day-use basis. Officials raised questions about amenity clubs while considering the East Peak 8 development last year, noting that day-use visitors can create additi

Breckenridge Grand Vacations prepares plans for residential units, parking structure on North Gondola and Gold Rush lots

Photo by Elaine Collins Plans are in the works for Breckenridge Grand Vacations to build residential units and a parking structure on Breckenridge’s North Gondola Lot, North Gold Rush Lot and South Gold Rush Lot. While the development proposal has not yet been submitted to the town of Breckenridge, Breckenridge Grand Vacations can build 143 single-family equivalent units per town code, which also requires the developer to provide a certain amount of parking and workforce housing units along with the development. How that 143 single-family equivalent figure translates in units depends on the type of units built, Breckenridge Community Development Director Mark Truckey explained. If the developer wanted to build condominiums, for example, one single-family equivalent would equal 1,200 square feet of condo space.
