Extent of Mackay and Whitsundays' housing crisis exposed

Housing stock across Mackay Isaac Whitsundays has decreased 33.8 per cent in the past decade when compared to the previous decade.
Data from the Queensland government s statistician s office, which the LNP is using to argue the state is in a housing affordability crisis, shows the Whitsundays is down 59.1 per cent from 4354 housing lot registrations between 2001 and 2010 to 1782 in 2011 and 2020.
Mackay has dropped 20.4 per cent from 7803 housing lot registrations to 6214 over the same period while Isaac has dipped 29.2 per cent from 1135 to 804.
The city s rental vacancy rate remains ultra-low at less than 1 per cent and local service providers say the lack of social housing in the region has hit a crisis point. ....

REIQ CEO Antonia Mercorella said part of the reason for “incredibly low rental availability” across Queensland was the State Government’s measures keeping tenants in place for longer during the pandemic lockdowns.
“We have also seen a significant amount of interstate migration, with renters also moving to Queensland, so all of these factors have contributed to our current tight vacancy rates.
“What we’re seeing is an unprecedented level of diminishing rental availability that’s placing significant pressure on our state’s housing sector – so much so that it’s unsustainable and why urgent action is required to better support both increased and ongoing property investor activity in the Queensland property market and the contributions they make to the state economy. ....

There has been a huge surge in buyer demand in some of regional Queensland s beachside suburbs, with two unlikely townships experiencing triple digit growth.
And one suburb blitzed the competition with price growth of 33.8 per cent.
Forrest Beach (Hinchinbrook) and Hay Point (Mackay) recorded a sharp rise in the number of views per property listing over the past 12 months, up 147.1 per cent and 138.4 per cent respectively, new data from realestate.com.au reveals.
The current median house price in the sleepy beachside suburb of Forrest Beach is now $220,000, which is down from a high of $280,000 three years ago. ....
