Continuum Partners and Los Angeles Cold Storage submitted a development application with the City of Los Angeles on April 29 to reimagine a Downtown gateway site.
As one of the few large Downtown parcels remaining, the 7.6-acre site at Fourth Street and Central Avenue will be transformed by Denver-based developer Continuum Partners into a resilient, sustainable community that will provide a variety of housing options and jobs.

LOS ANGELES - A development company announced Friday it hopes to build a $2 billion mixed-use project on a 7.6-acre site in the Skid Row area.
Denver-based Continuum Partners submitted an application for the project, called Fourth & Central for its intersection, to city planners on Thursday, a spokesman said.
The project would be different from FLOR 401 Lofts, a supportive housing community that opened in the heart of Los Angeles’ Skid Row. 
The development would include 1,521 residential units, 401,000 square feet of office space, 93,000 square feet of retail and restaurant space and a 68-room hotel. The plan includes 10 distinct buildings ranging from two to 42 stories tall. ....

LOS ANGELES (CNS) - A development company announced today it hopes to build a $2 billion mixed-use project on a 7.6-acre site in the Skid Row area.
Denver-based Continuum Partners submitted an application for the project, called Fourth & Central for its intersection, to city planners on Thursday, a spokesman said.
The development would include 1,521 residential units, 401,000 square feet of office space, 93,000 square feet of retail and restaurant space and a 68-room hotel. The plan includes 10 distinct buildings ranging from two to 42 stories tall.
While the developer has advertised the location of the development as the Arts District, the project sits within the borders of Skid Row, which has an unhoused population in the thousands and is typically described as the area within Third Street to the north, Seventh Street to the south, Alameda Street to the east and Main Street to the west. ....

Fourth & Central mega project may reshape L.A. Arts District

Blows to businesses during the pandemic have deadened the streets of downtown Los Angeles and threaten long-term changes to office life, but builders are pressing ahead with major projects in the belief that the city still has a lot of room to grow as times get better.
An Arts District cold-storage plant dating to the 1890s would be replaced with housing, offices, a hotel and shops in a proposal unveiled Thursday by Denver developers. With a price tag between $1.5 billion and $2 billion, the complex would rank among the largest L.A. commercial real estate developments in recent memory.
Continuum Partners launched the city approval process for a 10-building project that includes a residential skyscraper at Central Avenue and 4th Street, a historically industrial neighborhood dotted with art galleries, apartments and buzzy restaurants that has become increasingly attractive to tech and entertainment companies including Apple TV, Sony and Warner Music. ....
