Process can be opened up to ensure fairness and a good outcome for all of us who live and work here. There must be an effort to protect tenant protections with asking sponsors about unit occupancy when filing for a permit. How about adding staff to knock on doors to verify whether or not a unit is actually vai vacant and tenant occupied instead of relying on unsubstantiated documentation. There must be an effort at taking a comprehensive look at how projects affect tenants and rental housing and then make whatever policy and legislative changes that are necessary. There must be an effort to ensure that our production of housing meets below market rate goals as well as meeting our market rate housing goals. And there must be an effort to give new hires permanent rather than temporary status and to train all staff to ensure a wellqualified workforce. Commissioners, without any changes to the Work Programme, the programme will contin ....

Youve done it for the conservator of music and youve done it with other tenant cases, unjust cases that were presented to you. This is, again, another speculator that has taken advantage of a house that was occupied by longterm tenants as you know, these types of homes are usually anywhere between 14 to 25 cheaper. And when they come in the market, theyre usually snagged by a speculator that knows he or she could buy them much cheaper than other comparable homes and dwellings and then they get busy with getting rid of their tenants. This particular speculator has paid 1. 1 million for this home. And, as you can see on the permit application, he is going to be paying 440,000 to turn this very modest unit that has been occupied by the elderly couple for the past 29 years,s to a 30,000 square foot luxury palace of fine arts and 700 square foot little unit or a. D. U. , whatever you want to call it in the back of the garage. How much do you think he stands to gain after this . Were talking ....

Before considering the options that will actually become funded. Im sure the commissioners and members of the public have worthwhile ideas of Work Programme efforts they would like to add and im hoping the process can be opened up to ensure fairness and a good outcome for all of us who live and work here. We realised the n. B. S dont like inclusionary. That is one thing. But from a technical standpoint, that was very well vetted. It was run by the City Controllers Office by ted rosenfield and ted egan. They had four. Four consultants. One followup piece is specific to the fees to make them as much as possible equivalent to the cost of doing the onsite affordable which was set in the previous round of feasibility. This is a equivalency analysis which is down in the weeds. They concluded that a week and a half ago and that is what will be coming forward in more trailing legislation to button that up. Were not reopening a large policy or ideological conversation about inclusionary housing. Were truly going to get down into the details to make it work right. Simultaneously, were very involved in a much more serious conversation about Construction Costs, which are goin ....

Follow the law. You cannot do false advertising of it illegal units if people have not registered. As a staff member of senior disability action, i also speak for the seniors who i know have lost their homes in those homes have indeed become shortterm rentals. Ive only to think of the 22 units that are still being used as Vacation Rentals in my neighborhood. We are actually talking about one block, 22 units, and those are free of the buildings were there had been [inaudible] seven years ago and this is a way to bring in the platform to hold them accountable and to stop our seniors from being evicted for greed and so, i want to really support this and i hope everyone will support this. This is so important to our communities, to our city, to maintain neighbors and neighborhoods. Thank you. Supervisor peskin thank you. Testifier good morning, supervise. Im marla night. Im cochair of north beach tenants committed to living in north ....
