Jo Breeden: London rent drops not solely caused by COVID-19


While it is thought that people are giving up rental properties due to financial complications caused by COVID-19, or the trend of renters moving out of the capital,
Jo Breeden, managing director of Crystal Specialist Finance (CSF), cited other reasons contributing to the drop in rent prices.
Breeden pointed to Mayor of London Sadiq Khan implementing Section 44 of the Deregulation Act 2015, which means no holiday let property in London can be let for longer than a 90-day period per year.
Growth in short-term lets had in part been stimulated by changes to tax rules that limited the ability to claim mortgage interest or property finance as tax deductable, which did not apply to holiday lets. ....

Crystal Specialist Finance adds to senior team | Mortgage Introducer


Crystal Specialist Finance (CSF) has expanded its senior management team, with Gareth Shilton joining as a consultant and Kala Sreedharan becoming head of project management.
Shilton has 25 years’ experience in the mortgage and consumer credit markets, during which time he was CEO of Ocean Finance; he will provide direction to the Crystal Group Board on all matters relating to growth strategy.
Sreedharan moves into the newly created role of head of project management having recently provided consultancy services to CSF, and will assume responsibility for transformation and change as part of her remit.
She has held senior roles including director of sales and operations at Mojo Mortgages, and VP of operations at Habito. ....

Crystal Specialist Finance has made two senior appointments.
Gareth Shilton will work as a consultant and Kala Sreedharan as head of project management.
Shilton has worked in financial services for 25 years, including six years as the director of Ocean Finance.
He will be consulting with Crystal’s board of directors on its growth strategy.
Sreedharan, who has consulted Crystal previously, has a digital background, having worked as vice president of operations at Habito and director of sales and operations at Mojo.
She also spent nearly five years as an associate director at Alexander Hall. ....

MT Finance has reduced rates and raised its maximum LTV to 70% on its first charge residential bridging range.
The lender now offers rates from 0.65% for first charge bridging loans on residential property and LTVs are available up to 70% of the open market value.
Loans start from £50,000 and are available to a variety of borrowers including first-time investors, limited companies, expats, and foreign nationals.
Loan terms range from one to 24 months, with no upfront fees, exit fees, or early repayment charges.

MT Finance has cut rates and raised its maximum loan-to-value to 70 per cent on its first charge residential bridging range.
