Sussex P&Z approves Stratus Estates

Plans for Stratus Estates, a 226-lot cluster subdivision, were approved unanimously by Sussex County Planning and Zoning Commission at its April 22 meeting.
The community, formerly known as Cool Spring Meadows, will be located on a 188-acre parcel on both sides of Stockley Road and the northwest corner of Cool Spring Road.
Commissioner Kim Hoey Stevenson said she was concerned the amenities would be in one section of the community divided by a road. “However, I do support this because the design is exceptional with so much open space,” she said.
She said the developer proposes to preserve 112 acres of existing trees on the property, or 88 percent of the total woods. She said 70 percent of the parcel would be open space, with 78 acres of contiguous open space in the forested area. ....
