AUSTIN, TX - Washington, D.C.-based UIP Companies, Inc. (UIP) will develop a ground-up apartment and retail building at 5300 Baltimore Avenue in the heart of the downtown Arts District in Hyattsville, Md., which is situated between the District of Columbia line and the University of Maryland, College Park.
Canvas apartments will have 285 units (a mix of studios, one and two-bedrooms), 31,660 square feet of ground-floor retail, and 681 parking spaces with 250 dedicated to neighborhood retail.
WASHINGTON, DC - Foulger-Pratt, based in Potomac, Md., has acquired 1425 New York Avenue, N.W. in Washington, D.C., and will convert and redevelop the office building into a Class-A multifamily residential property. With 13 stories and four underground levels of parking, the building is 287,000 GSF. After redevelopment, it will have approximately 255 rental units across 280,000 GSF.
The zoning for conversion to multifamily is by right. Designs are expected to be finalized and building permits.
