The Filene's Hole of Jamaica Plain will remain unfinished even longer after board declines to let developer add a floor, more apartments to unfinished building

The Zoning Board of Appeal today rejected a developer s request to add another floor and double the number of apartments at 632-638 Centre St. in Jamaica Plain, which had been a hole in the ground for years before a developer finally got permission to build a three-story building, then stopped to try to get permission to finish the thing off as a four-story building.
In February, the BPDA board approved Andrew Zuroff s proposal to add a floor and increase the number of apartments from 9 to 18, but the zoning board today sided with residents who said that approval would be rewarding somebody for something they shouldn t have done. ....

Boston’s Zoning Board of Appeal keeps rejecting one of the Walsh administration’s affordable housing solutions, and experts say Newton should be the model in avoiding this type of gridlock at Boston City Hall.
A string of ZBA rejections for proposed basement dwellings in East Boston and Charlestown raised eyebrows in recent months for seemingly going directly against Walsh. The outgoing mayor’s administration promotes density and includes basement residential conversions in its Additional Dwelling Unit program as ways to generate more affordable housing stock.
Christine Araujo, board chairwoman, cautioned in December that basement units could lead to overcrowding, but housing advocates argue that density is a crucial part in making Boston a more affordable place to live that boosting supply should bring down prices. ....

ZBA approves JPNDC affordable senior housing project – Jamaica Plain Gazette


The Zoning Board of Appeal (ZBA) on February 23 approved the 39 unit affordable senior housing project at 3371-3375 Washington St., as well as approved as final arbiter the project at 35 Brookley Road after previously approving it in July of last year “subject to design review by BPDA with attention to reducing density and massing and for compliance with the rear yard setback requirement,” according to the ZBA.

The proposal at 3371 Washington St has been presented to the JP community on several different occasions, and consists of 39 affordable units of senior housing as well as a space for El Embajador restaurant to operate, as it currently operates out of this location. The project is being developed by the Jamaica Plain Neighborhood Development Corporation (JPNDC) and New Atlantic Development. ....

Board approves senior housing next to Jamaica Plain brewery, whose owner worries whether he'll be able to stay open

The Zoning Board of Appeal today approved a proposal by the Jamaica Plain Neighborhood Development Corp. for a 39-unit apartment building for senior citizens at 3371 Washington St. in Jamaica Plain, next to Turtle Swamp Brewing.
All of the units would have one bedroom and would be rented to seniors making no more than 60% of the Boston area median income - with a third of the units rented to people making no more than 30% of that level. The building would have a live-in manager. There would be no parking, but the city would convert three on-street parking spaces on Washington Street for short-term parking, such as for drop offs and pickups. ....
