Broadstone Nations (pictured) will sit on a two-parcel 6.3-acre property, which has a main address of 4717 Centennial Blvd. Alliance, which paid $10.35 million for the property in June 2020, is underway with a mixed-use building that will include 343 for-rent residential units. The five-story building will offer studio, one- and two-bedroom apartments averaging 809 square feet. Amenities will include a private meditation room, individualized fitness spaces and a “spa-inspired” saltwater pool, according to a release. Darek Bell, a local real estate investor and distiller who sold to Alliance, said at the time of the transaction he eventually will lease back some of the future Alliance building space for artisan food and craft beverage production purposes for Corsair (which operates at Marathon Village and in Wedgewood-Houston). ....

A concept plan was submitted to the city in late February, calling for a 77-unit project to be built at 1616-1630 N. Pearl St. The plans were submitted by Fyodor Blumin, an executive with London-based Noel Partners. He did not respond to requests for comment. The plans stand out in large part because they call for the apartments on the building’s second through eighth floors to be entirely four- and five-bedroom units. ....
