Rent Board announces general adjustment effective September

Rent increases for rent-controlled apartments in Santa Monica will be limited to a 1.7 percent increase this year following a vote by Santa Monica’s Rent Control Board last week.
The proposed adjustment is set to go into effect on Sept. 1, but there will be a public hearing that will allow landlords and tenants an opportunity to share their thoughts on the increase prior to the adjustment taking effect, according to Executive Director Tracy Condon.
“Under the rent control law, the general adjustment for a given year is equal to 75% of the change in the Consumer Price Index for the Los Angeles area for the 12-month period between March of the previous year and March of the current year,” Condon said last Thursday. “Using that formula, with the CPI for that period of 2.2 percent, 75 percent of that is 1.65 percent.” ....

Rent Control Board supports Assemblymember Bloom’s legislation to deter Ellis Act evictions

On April 8, members of the Rent Control Board voted unanimously to support AB 854, which strives to limit the use of Ellis Act evictions by speculative property investors.
Currently landlords can purchase rent controlled buildings and then immediately use the Ellis Act to exit the rental business, evict tenants, and sell the property for a higher price.
Assemblymember Richard Bloom (D-Santa Monica) and Assemblymember Alex Lee (D-San Jose), believe this goes against the original intent of the 1985 Ellis Act, which was enacted to help mom and pop landlords who couldn’t afford to maintain their properties. ....

The Committee For Racial Justice (CRJ) will be gathering by Zoom on Sunday, Jan. 3, at 6:30 p.m., to kick off the New Year by examining a topic that is most pressing in a number of households. During this time of unprecedented economic upheaval, numerous reports claim that one third of our country’s inhabitants will face housing insecurity in the coming months. We know that the moratorium on evictions has been extended to the end of January for most LA County residents and ends March 30 for Santa Monicans, but what then?
Most people will not be in a position to pay back all the past rent or mortgage payments due. And because the corona virus has impacted the Black and Brown communities disproportionately, it is our neighbors in these communities that are at the highest risk of losing their homes, if that hasn’t happened already due to illness and job loss. ....

After several months of closure Muscle Beach officially reopened in Santa Monica. The County cleared it for reopening in line with the same requirements as playgrounds. People were required to wear a mask at all times they are in the park. In addition, visits were limited to thirty minutes if others were using the equipment, eating and drinking were not allowed, and people must remain six feet away from non household members.
Relaxed regulations in the Third Street Promenade, Santa Monica Pier and other commercial zones were extended by City Councilmembers until the end of 2022 in an attempt to bolster the economic recovery of local businesses. ....
