fresheners. >> it's macy's fourth of july sale. get 25% off your macy's card. >> number one in just 60 seconds. good evening. thank you for joining us on this holiday weekend to. night, we're going to take you inside some mansions that come with sequelly giant price tags. they're sparking an unexpected dose of drama. abc's brandi hitt has the update. >> there are 13 bedrooms. there is about 20 bathrooms in total. >> wow. >> make a real else state developer, mohamed addid has built homes for the uber rich. such as this woman showcased on bravo's real housewives of beverly hills featuring ex-wife yolonda foster and daughter gigi adid. >> we brought in the olive trees. >> these days he is not making many friends in beverly hills or exclusive belaire. >> this is one of the medium sized ones. this is about, 30,000 square feet. >> reporter: high end developers seem to be done with mega mansions tearing them down for the giga mansions and jennifer aniston whose house is 8,500 square feet are fighting back voicing outrage to city officials. the very idea that a building of 90,000 square feet can be called a home seems at the least a significant distortion of building codes. this 50,000 square foot mansion built and lived in by hadid has a 300 seat ballroom turkish bath large infinity pool and 5,000 square foot guest suite. >> why build homes this size this big? >> there is a need for it. and you have a customers asking for it. >> reporter: the ultrarich living richer. he says a new generation of global billionaires is driving this construction boom. >> this is not your typical in-home theater. >> reporter: and they want it all. >> they expect to have a theater in their, in these mansions from 20 seats to 50 seats or 70 seats. >> reporter: what is the number one amen debuyers are looking for when they are purchasing a house of this magnitude? >> entertainment area. they want to have a splash to have 250 people at a party, need to have several bar areas, an outdoor area, something specific about a house that is different thanany body else. >> outdoor landscaping feels like a resort swimming pool that stand out. maybe two or three and the best location. luxury mansions soaring beyond 20,000 feet are popping up on street after street. some 40,000 square feet. and some reaching a staggering 90,000 square feet. bigger than the white house and taj mahal combined. this else skate lion gate boasts a 3,000 square foot master suite, three living rooms and salt water pool and sold for more than $46 million. to some this giga construction seems more like a giga invasion. >> brandi this is the backyard. the wonderful part about this house. >> reporter: just yard from entertainment attorney's front door this 30,000 square foot wall of glass steel and cement is being developed by you guessed it mohamed hadid. >> do you feel like he is invading your privacy? >> i feel the privacy is completely and totally gone. >> reporter: for 15 years he lived a quiet life tucked away in the hills until hadid bought the house above him tore it down and began excavating soil from the hillside. what do you see when you look up there? >> personally i see the star ship enterprise. and i get very angry also. >> reporter: what is your biggest concern? >> biggest concern is a combination of the total invasion of privacy, the total disregard, which i believe mohamed hadid has for the building code and for the safety of living beneath it. >> reporter: you think the house could end up in your property? >> i think there is clearly the chance. >> reporter: the city of los angeles is not happy either. they issued a stop work order after inspectors found that hadid added unapproved features to the house including this underground in-home theater. >> reporter: you had your permits revoked and stop order on construction. >> correct. >> reporter: why was that? >> well the neighbor have complaint to the city and they decided that -- they want to look into it. we got our permits correctly. >> reporter: you can see the ocean from here. >> you can see, it is very kind of modern home. >> reporter: hadid showed us the property from his perspective where you can see the neighbor's house directly below. >> who ever is going to live here is not going to stand here and look down. he can do something with that. put shrubs. >> reporter: since our story first aired. hadid has gone back to approved building plans. his attorney telling us it will be simpler to remove the add-ons and have the house comply with the original set of plans so the client can finish the project. when it is finished this giga mansion will have two wine cellars, a moving bar that swivels and wrap-around infinity pool. >> you have the people that have the yacht, the plane and the house in santorini, buying a house in l.a. >> reporter: real estate expert david cramer says the high-end building boom started with the sale of famed tv producer aaron spelling's 56,000 square foot home. >> people saw the reality of we have buyers here. >> reporter: he sold the spelling manor for $85 million and says it opened the floodgates for larger luxurious homes. who can afford these homes? >> everyone thinks it is foreign buyers. it is everybody. local. entertainment. hedge fund. banking. computer. definitely. technology people. and then a lot of foreign buyers, probably 30% to 40% are foreign buyers. >> reporter: all this development comes at a price. say some irate neighbors. pointing to the deaths of two l.a. officers killed by construction vehicle. >> here is another truck. >> here as it nothernother truck. >> the former ceo of ticket ticketmaster founded a neighborhood alliance. cringes at every large truck in his neighborhood. >> reporter: is this a regular occur nsrence on your street? there are people at hem that will say this is a fight of millionaires against billionaires. >> there is always someone with more. we want them building it safe. >> 2, 30. the camper. >> reporter: a mother of two is a member of the neighborhood alliance. she became sort of a modern day video vigilante, over a massive 90,000 square foot property up the road from her. >> hi are you at the construction site up here? there is wildlife here. and that's a way it used to be very peaceful and quiet. >> reporter: now you have a truck, two trucks three trucks going through. >> yeah. >> reporter: levinson's neighbors, 8,000 and 10,000 square foot homes are now some of the homes considered tear downs. >> that is a million dollar view? >> $10 million view. >> reporter: but this -- is what neighbors are viewing with so many giga mansions going up. >> they would come down in convoys like freight train. >> reporter: now some are waiting for the ultrarich real estate bubble to burst. do you think you will ever have peace and quiet again? >> not for many many many years. >> reporter: until then if you can afford a house of this magnitude and want to throw a party for friends, mohamed hadid has a few idea. >> this is a wine cellar. >> reporter: how many bottles of wines? it could be. or on a space ship that's traveling to some far, far galaxy. >> reporter: the condos themselves have personal touches. for one family hers and his bunkbeds. for the kids. in another the gas fireplace features stones imported from the owner's home town. all of them have virtual windows. flat screen tv's so you don't feel look you are underground. >> you can choose your own view. all of them have high tech japanese toilet seats. >> to have enough toilet paper for 75 people would take a floor to store toilet paper. that's a necessity. >> reporter: even a place for your dog to do his business. the survival condos pet friendly. >> take your pet with you. >> dogs or cats. our psychologist strongly advised it. a very stablizing thing to have. >> reporter: a schoolroom where the kids can continue their studies even when it is not safe to go outside. >> who is the teacher? >> you, me the other owners. >> reporter: that's part of the deal with the condo association. during a lockdown everyone would work a four-hour shift if not in the classroom, then maybe in the store, or the green house, where they'll farm fish and or gaining vegetables. >> we will have lettuce, celery, carrots, onions blueberries, strawberries kale. >> reporter: the thing you have to keep reminding yourself is why this place is here? and why it is bristling with security measures including air filters to neutralize a nuclear biological or chemical attack. an extensive armory with plenty of guns. >> you are saying this place is fort knox? >> it is. >> reporter: outside it is crystal clear. this place is a fortress. oh, and itch youf you are wondering how will the elevators work when doomsday knocks out the power grid. even at $1 million to $5 million a pop. the condos are sold out. larry took us to another silo where he is just getting started. >> definite fixer upper. >> reporter: deep underground you get a sense what it was like the last time americans felt in imminent danger. >> this is like the wreck of the titanic. it was sealed. >> reporter: when was it last operational?
