Greg Ok long term interest rates and the rebound there what's what's going on with long term interest rates I can put me in on that long term interest rates and just to be clear these are not the interest rates that the Federal Reserve controls are really dictated by demand among investors in markets but they have a strong bearing particularly on mortgage rates that consumers see in the marketplace but also on the rates that corporations pay to borrow so you know it's a real bellwether for the cost of borrowing whether it's consumer corporate or even government and there's a bit of a good news bad news relationship here and in the sense that bad news actually drives those guilds lower reducing the cost of borrowing when things are a little bit better and then those costs rise the dynamic we've seen over the last couple of months Kevin is that says this some of those recession worries that we're at a fever pitch just a few months ago has some of that has eased we've seen those long term rates come back up so as a consumer you're in the marketplace you'd probably see a mortgage rates now that you know might be a quarter of a percentage point higher than what you had seen say you know back in the middle of August when those worries were at a fever pitch what about recession I mean that again you we were all talking about that at the end of the financial growth was really about 2 to the end of the tunnel there but now this is all kind of changed around what caused it to change and one of the outlook look like now well the big cloud that's been hanging over is this cloud of uncertainty with regard to the trade dispute with China in particular and as you know that has that story is kind of ebb and flow so to me has the level of uncertainty and worries about a potential recession so you know it at times when there were expectations were very high that a deal was going to get signed you know the pinions about the economy were much better then whenever. There was concern that oh no this deal is not going to get signed any time soon this is going to continue to be a drag on the economy the tariffs are. Going up and that's going to take money out of consumers' pockets you know that the dominoes start to fall and then you know people start to freak out about recession and so we've seen this ad been flow I mean you know there's the consumers are really strong shape right now but that concern has always been sort of well what's around the corner what 6 or 12 months down the road if this trade dispute gets worse what happens that's really at the root of those recession concerns and you know as some of that has eased in recent weeks we've seen those long term interest rates go back up but again it's been more like a yo yo yo yo have been down as those worries of the how kind of you know increased and then you know they go away for a while then they come back so it's just you know I don't expect that pattern to change you know people wonder why do they do the markets react so much to everything and sometimes so dramatically well because the only measuring stick you have is what's happened in the past and you worry about the future and what's going to happen and there is a lot of money involved and so people you know tend to sway one way or the other at least that's what it seems like to me Well you hit on 2 things that I think are really important there one is there's a lot of money involved that's definitely contributed to a lot of the volatility but also the future right the particular stock market it's discounting the future outlook stock market doesn't move based on what happened last week last month last year now it's looking down the road next week next month next year and as those prospects brighten ordered him that tends to contribute to a lot of volatility that happened by the minute absolutely absolutely we are only one tweet away from you know people feeling a whole lot different and that's why we say are these women Angela vizor would say that you don't look at the stock in the short term you look at it in the long term in perspective for or investing and that's why you know that's why you go back to the past and say here's what it's done over time is there a guarantee of future would be you know the disclaimer no guarantee of future results but you know you would assume you would think that the history would be. An indicator of what will be happening long term in the future but you know today or tomorrow or in the next 5 minutes. It's of the season you know I think it's a combination of 2 things you know one it's you know intensely competitive. And that 2nd the consumer has limited dollars to spend and if you and I are competing with one another if I get those dollars 1st I'm going to get the dollars that you don't and so I think you know a lot of as just a reflection of the fact that the increased competition I mean it's not going to be too much longer you know we're going to see these things you know moving back sooner and sooner right after Halloween we start seeing the Christmas decorations and that's just again a reflection of the fact there's a lot of competition to get those limited dollars consumers out of place as you start to see a run into the 4th of July.
