Pants it was previously wasn't it. Would you would you consider looking at that again or you going to stick with this year's format. I think what we do every year is we evaluate and I think what we will do in 2020 years it's not only our 45th anniversary but also we obviously want to maximize as much as we can to good causes so we can have a we could have a lottery ticket is popular I still think it's popular but I think there's always improvements that can be made so we will to sort of belt and braces review as part of that we'll put that information out surveying both audience to see what the general public say aside I think if you took a 100 respondents one week of awesome what they felt about a change next week you just got to make sure that the decisions we made operational a color collective across the audience. Sounds cracking starts the day weather wise we'll speak to the team shortly I say the team I mean Rob Plummer before that the one is full one is 95 percent unless one has planning permission but no company has yet offered to take a quarter of the floor space so work hasn't stopped and now the state's own jersey development company is asking for permission to build a full international finance center in Sindh Hellyeah managing director Lee Henry hopes their work will begin in 2021 political reporter Freddie Miller asked him how much the 4th International Finance Center building is going to cost to build Well very much depends on when we start the construction obviously we have our own appraisals that we regularly review 'd and we will ultimately need to pass through our shareholders before we receive their approvals to commence construction so the costs will be worked up continually. During the process at the moment the planning application stage as the more detailed design is a volved those cost plans are then then revised further and you have a kind of rough estimate because I mean the last building you sold for 47600000 pounds you made 10600000 pounds profits from that so I suppose that means it cost 37000000 pounds to build as I would say. Yes Yeah yeah so is that a similar kind of money not only the bill costs within that you've also got the incentives that you provide to tenants as well in order to secure those pretty lights there's a standard rent free position that tenants receive on and on taking the space because there's significant fit up costs that they bear as part of their taking on the new new premises so. It's a standard position for developers to contribute towards those towards less cost and it tends to be in the form of rent free for the anchor tenant see it could be that that category be fitted out that's provided by the developer. In order for those tenants to seamlessly move into the new buildings so if the last one costs round about 37000000 pounds to build the 4th building that we're talking about it's going to be the biggest one you know is a block 7 story so probably more than $37000000.00 pounds is that fair to say it will be Yes You know it's the square the next area of the building for example. I've see 15 and 6 as it's called circuits 70000 square feet this building it's 9300000 square feet 95 as office and about 5 of food and beverage and some retail space so yes it will be a larger number. You know I don't want to speculate at this point exactly what the number is because we're not talking about building this until 2021 is going to be inflation in the marketplace etc But we will ensure that no construction will be commenced until we know we have a viable and profitable scheme the money that you're spending to build this forth I have seen building where does that come from so Jersey development companies 100 percent government owned entity the funds that initially set up the company in the form of. Ash and land came from the government of Jersey but the company since I think around 2005 has been self funding we acquired some sites from government and we hope to be securing further sites from government in the future the company will pay an arm's length commercial land value for those sites that it will be financing itself in terms of the developments that look with that we're talking about the majority of the funding for these projects comes from the policy banks it's those private banks that are providing the development finance to realize these projects on sale that bank finances then is then repaid the surpluses that inmate are either provided back to the shareholders a cash dividend for investment in other public infrastructure we can be directed by the shareholder to invest those funds in public infrastructure or we may reach agreement that we can recycle those funds into further development projects in order to to grow the position and and grow the number of projects that we're involved in and therefore grow the returns that will ultimately flow to the to the shareholder talking of projects you're involved in now my understanding is you alternately want to build 6 I have see buildings can you guarantee they're all going to be built I don't think there's any guarantees that I can provide today all of that I can say is the successes of the one and 5 have proven that there is a market and we've got the right model in terms of delivering these high quality office buildings it's essential that the island has the right infrastructure the physical built infrastructure for its leading industries and that covers both financial services and growing digital industries both of which are office based we are certain that I've see 6 and I see 2 will be required and will be filled that sort of the 5 year timeline if you like going beyond. 5 years there's all the see the further you go out the less certainty there is my personal view would be that securing the plots for the final 2 buildings c. $3.00 and $4.00 should be considered with the view that when that the Mond is there room unproven those developments can then be brought forward but that shouldn't be any rush to see these sites if it isn't for all face taken up because we are in the heart of Somehow your central business district where since the mid ninety's businesses have migrated to the larger plots for the larger floor plates because the size of the of the local businesses is grow and due to consolidation so 5 years I've see 2 and I see 6 I see 3 in 4 the final 2 buildings further out so can we tell you they definitely won't be built within the next 5 years then I believe that to be the case yes unless there is a major business that relocates here that they off of a prospect that's further out than them 5 years.
