Lets do the telegraph then. And when they said immigration enriches us it turns out they were talking about landlords. Leo yeah, yeah. So record immigration is behind a third of rent rises. So in two the years to june 2023, immigration led to an additional 430,000 households needing to privately rent homes. And this means that rents have climbed 11 higher than they would otherwise. Otherwise have been, according to capital economics. So they have risen over the last three years. Theyve risen by 30, and 11 of that is due to immigration. Theyve calculated, and this is in stark contrast to the previous decade, where rents actually climbed at a slightly lower rate than wage , increases. Lower rate than wage, increases. So 26. So in just a few years, as weve seen this huge surge in immigration, weve had no net migration of, i think around about 730,000 a year. So and people say, oh, but it doesnt it doesnt affect any. Theres no extra pressure on Public Services or housing or anything. Its like, are you mental . People arent bringing a semi detached house with them when they come across the channel are on those dinghies. But you know what . And everyone always says, oh, its just we havent built enough. But obviously, as someone says here, no, its both. We havent built enough and weve brought in loads of people. Yeah. And we were told its for economic growth. And then we learn hang on, rents go up. Its not really proven that it actually does grow the economy. It sets in terms of gdp, which is meaningless if gdp per capita goes down. Yeah. So im saying what was the point of all this immigration josh. Well, theres a few things here. It makes a just a jump where it says and thats why this is happening, whereas it doesnt actually prove that at all because i read an article, the other a few days ago, which basically said that the reason for the rent increases was because they hadnt got a hold of the mortgages. First of all, was a big part of the increase of mortgages. And so people were of mortgages. And so people were selling houses and there was less profit for them to squeeze up. So they were increasing the rent on that, but also because the tory government hadnt put through all these policies to help stabilise the market. So im not saying that immigration isnt a part of it, but it just in terms of its sort of proving something. It doesnt actually prove it. It just kind of at one point it just goes. And thats because of that. And it doesnt actually really get into the proof that it has. It actually really get into the proof that it has. It just has a correlation between it. It just goes theres an increase of numbers. Theres increases. But the point is that there are other factors that come into play. One of them being housebuilding. There are other there are other factors. They just say people say, oh, were not building enough houses. I mean, maybe we dont need more houses, maybe we just need more houses, maybe we just need fewer people. And, you know, the population is stabilising. I dont think we need to isnt saying its behind a third of rent rises implying that there are other factors. There are other factors. Yeah. No, it does, but those other factors is already dealt with it. They basically saying the other two thirds were increases because of wages. Like it always increases anyway because of the increase, because the two are tied together. Because as you said, so the two thirds were about wages. Theyre saying that leave the 11 is just about immigration. And im saying it doesnt factor in at all. No, they do these other factors. They dont just, say its due to wage increases because because wages didnt increase that much. So. Well, they did they actually they increased what, this is nearly double the seven. So normally, as you said, they , they increase in rent they, they increase in rent mirrors pretty much exactly the increase in wages. Right. So increase in wages. Right. So increase in wages were only 17 account not accounting for the rest of the percentage. But thats because of immigration. Well its not because of immigration is because of these other factors as well. Im not saying its not a factor. Of course its a factor. Im just saying it makes this big jump here. Just seems its like saying, oh, look, 430,000 people want to buy this mars bar, but the price of that mars bar isnt going to go up. And theres enough of that mars bar to go around. Its obviously. But also so many more people of them rent, 80 of them come in and they
